First, please note: these pics were taken before the tile grout was completely dry-- it looks much better in person. So... I'm looking around at other rentals and I'm seeing roughly $500/room for market rents. Well, that much is the same-- that's 3 people paying $500 each, right? But these other houses in the area... what do you get for $500/month? Two of you have to share a bathroom, not only with a roommate, but with their guests? You get a 10 x 12 bedroom in a little house where the listing uses the word "cozy" to describe it-- your little corner of the world. This is no way to live. You should have more. You should have a living room big enough to hold that 65" TV, right? Come to think of it, you should have your own bathroom too. For this kind of money, you should have a larger home with plenty of space to stretch out. Your common areas (kitchen, living room, etc.) should be spacious, not cramped. Your private area should consist of more than a tiny bedroom. You need to be organized. You need space. The master bedroom is big enough, sure, but the other rooms for $500 they should... they should have attached offices too, right? So if you're going to pay what appears to be average rent, why would want to live in an average house? It's time to upgrade. I'm guessing you're looking in this area because you want to live near the U of A. Operating under that assumption, rest assured, you're less than 1/2 mile from campus. I used to walk to the University when I went there just at the end of the Paleolithic Era. We'd walk to the stadium back when football was played with leather helmets and instead of a ball, they used a big rock. It was madness. HERE'S THE DEAL: I hate being a landlord. This is a really great place for students. It isn't much to look at on the outside, but nearly everyone who ventures inside absolutely adores it. I've put almost $20k into upgrades over the last seven years, and it could still use a few more, but I'm out of money because some of the last few tenants have cost me so much money in cleaning and repairs. Simply, there is no way I'm going to allow that to happen again. So, I'll be collecting rent, in person, every month, in your huge living room. If you've got a problem with the landlord showing up and seeing what's going on, then you're not the right tenant for this home. If you can live there without wrecking the place, and pay the rent on time, we're going to get along fine. I'm sorry to have to be so blunt about it, but I have no choice but to be extremely picky about who will be allowed to enjoy this home from now on. That being said, you've got a fireplace, two private offices, three bathrooms, six ceiling fans, all major appliances (including washer and dryer), central air conditioning, vaulted ceilings, a walled back yard for your dog (or other youthful antics), security doors, a breakfast bar, brand new flooring and window coverings, five off-street parking spaces, and almost 1800 square feet to call home. I'm willing to spread out the security deposit over 3 months if necessary. If you're willing to sign a 2-year lease, we can negotiate on price. Doesn't hurt to ask. Also, you're not required to apply through Zillow-- you can contact me and use my application without having to share your info with the great unknown Internet. Either way is fine with me.
