If the applicants application is denied the status will be in writing and mailed. Applicants must view rental unit prior to application process by making an appointment by phone. All units have a no-smoking policy and no pet policy without prior authorization. Landlord does not accept Co-signers. Move-in date is 7 days after approval of application. No smoking policy, cat only with landlord approval and pet fee of $600 and $25 month pet fee. Must have rental, employment and credit history according to Rental Criteria as follows: 1. Gross monthly household income must equal two and half (2.5) times the stated monthly rent. 2. Six (6) months verifiable income with pay stubs. 3. Some form of verifiable income will be required for unemployed applicants. (Verifiable income may mean, but is not limited to: Bank accounts. Alimony/child support, trust accounts, social security, unemployment benefits, welfare, grants/loans.) 4. Self-employed applicants will be required to show proof of income through copies of the previous year's tax return. 5. Credit score minimum of 600, negotiable 1. Six months of positive verifiable housing history from a third party landlord is required. In the event applicant does not have six months of verifiable housing history, a qualified co-signor may be required. demonstrates noise, damages to rental or other complaints when the previous manager will not re-rent. 6. The application will be denied if rental history demonstrates three or more three-day notices/14 day notices or two or more NSF checks within a period of one year. 7. Portable Screening or credit reports are not Accepted CREDIT REQUIREMENTS 1. Outstanding collections (three or more) in the past two yeas being reported on the credit report (exclusive of medical collections) will result in denial of the application. 2. Identifiable outstanding landlord debt will result in the denial of the application. Reconsideration will be made upon proof of payment of outstanding landlord debt. 3. Credit reports reflecting slow pay on three accounts will require an additional deposit amount equal to one month's rent. 4. No more than 3 late payments on credit history in past 2 years. PUBLIC RECORDS 1. Criminal history (if applicable) will be evaluated on a case-by-case basis. However, applicants with convictions for drug manufacture and/or distribution are unlikely to be approved Documentation of all income such as pay stubs, tax returns, bank statements, rental assistance vouchers, and proof of previous address such as a bill must be provided. Each applicant must be willing to agree to the above basic terms and policies, in addition to all other terms included in our standard lease agreement. No fish tanks, birds or reptiles, or water beds. No more than one cat per unit. No dogs.
