Additional amenities include a home gym with a Pilates reformer, free weights, and a walking pad, as well as a laundry room with a washer and dryer. Please don't eat or drink in the bedrooms, unless it is water of course.. 7. Please respect the noise curfew which is 10 pm-7am. 8. Please turn off the AC when you go out or to 92. With our beautiful weather, open windows and ceiling fans are used for ventilation & cooling most of the time so AC would rarely be used unless it is summer or other heat waves of course.. 9. Keypad on front door & garage. 10. Please take care of the furnishings. You have to pay for damages that exceed the security deposit. 11. Please don't rearrange the furniture. 12. Please do your dishes. Dishwasher in kitchen. 13. Please place trash in trashcans, picked up at the garage area on Fridays. 14. No illegal substances allowed, or illegal activities on the premises. 15. Will provide access to pool & spa for your pleasure. 2. House Layout This town-home is beautifully & newly attired & in a peaceful, lovely tree-lined walk-able neighborhood with views of the mountains & local amenities with a community park, pool & spa just steps away from the front door. Key-less entry front & garage. It is close to the 215 FWY with easy access to malls, shopping, Downtown Summerlin, Red Rock Casino & Resort, Lifetime Fitness, Red Rock Country Club & Golf courses, Red Rock Canyon, & several local medical facilities & Hospitals. It is occasionally owner occupied as I live in California but may be there 1-2 times a month (occasionally will bring two cats who are love bugs and have a cat door and litter boxes in the garage so there is no odor) but the rest of the time you and the other occupant have the place to yourselves. I prefer professional individuals who honor the space as their sanctuary away from home. Close to hospitals for traveling nurses & Business or Medical, Sales professionals. Summerlin has beautiful weather the majority of the time, but hot in the summer but the AC works great, and their are fans or ceiling fans in every room. Their are two rooms for rent so you may be sharing some spaces, and it's perfect for those who may travel together but want their own rooms. Each room has a queen sized, comfy bed with closet & access to a private bath with spa shower heads & one has a jetted tub also. Each room is attired with new furnishings, drawers for extra storage under the beds, 4 chest drawers, closets & storage benches. All furniture is new so please keep the areas clean. Since there are two rooms, well there are also two living spaces so each tenant has a space to unwind in. There is a loft upstairs with a couch, TV, desk, chair and shelving, and a queen Murphy bed & storage for visitors of the owner but if you ask the owner she will give permission for occasional guests of yours. There is also a home gym on the second floor you are welcome to use that has a Pilates Reformer, free weights & eventually a walking pad. On the ground floor there is a living room, TV, dining table that seats 4, counter top seating of 4, and a fully attired kitchen & pantry, 1/2 bath, & laundry room. Also access to the garage where each tenant may park 1 vehicle (garage door openers provided. I appreciate that even in summer the AC be kept at 78 or 79 and turned to 92 if not there, and keeping the fans on. You are allowed $200 in utilities for each tenant, and anything over that may be assessed and billed extra. Trash is picked up on Fridays. WIFI & Youtube Live TV & access to Netflix & Prime TV provided. Utilities provided, as well as linens & towels, & use of washer & dryer.
