WE ARE ONLY INTERESTED IN RENTING DIRECTLY TO A RENTER, NOT TO A COMPANY THAT MANAGES SHORT TERM RENTALS, because our HOA allows only two rentals annually, each for a 3 month minimum. It is located in a gated community, Quail Creek Village, which has 24-hour security, and situated adjacent to the golf course. Besides having a convenient location in Naples only a mile from I-75, it is also just 20 minutes from the Fort Myers Airport and within easy reach of downtown Naples, Bonita Springs and Marco Island. Several restaurants, banks and big box retailers are within a mile as well. The home is situated on a quiet street with homes on only one side, creating more privacy and a tranquil setting (see photos). A main feature is the home's private pool and spa, a new pool heater and a multicolored LED pool light, which can be controlled by your own smart phone or other device via iAqualink. It is contained in a screened lanai with outdoor furniture. The Kitchen has an island and eating area that overlooks the pool and golf course. New 2024 appliances include a stainless French Door refrigerator, a new LG 27" smart TV, a Breville air fryer and a Ninja Blender. The Living Room has a new sectional couch with day bed and a matching swivel chair, complemented by a leather ottoman, a couple accent chairs and complementary furnishings. The oversized two-car garage can accommodate a golf cart (with separate garage door) or some added storage, and has direct access into the home. The large Primary Bedroom has high ceilings, a king bed, Tommy Bahama style furniture, a 48" Sony TV, a large walk-in closet and a private outdoor atrium. The bathroom for this bedroom is over sized with separate bath and shower, skylights and an 8 foot long vanity with double sinks. The Guest Bedroom has a queen bed, matching chest and dresser, a walk-in closet and private bath. The third bedroom is a Den with private bath, but has a twin bed sleeper sofa, providing an additional sleeping area. The Den has a a built-in desk with bookcase, file cabinets (legal or letter), and a desk chair. It has a full office solution ready to connect to your laptop with an All-in-One Laser Printer, a 27" monitor and a Logitech cordless keyboard and mouse - via a USB hub. A Hotwire cable modem and router are in the Den, which has an ethernet connection and provides high speed Internet throughout the home. The den also has a recliner and couch that can be used to watch the 55" Samsung Smart HDTV with DVR, and any programs recorded can also be watched in the Living Room. With the Den, the home can comfortably sleep up to 5 people. If you're interested in golf, the Quail Creek Village Golf Club behind our home has been redone with new fairways and greens. Special seasonal memberships are available. The complex also has its own clubhouse, a large pool and tennis court. All lawns and landscaping are maintained by the HOA, making the yards hassle free. However, the lanai area and the bedroom atrium provide some areas for added landscaping, if you're so inclined. As an alternative to the Quail Creek Village amenities, there is the adjacent Quail Creek Country Club with memberships available. SIX MONTH RENTAL (Plus one day): This is a very attractive rental of only $5,995/month before - occupancy before October 31st. (Please know that no taxes are applicable to rentals longer than six months.) WINTER RENTAL: For a three month winter rental starting on or around 1/1/2025 the rent is $8,750/mo., and subject to a total county and state tax of 12%. We will also offer discounts for a four or five month winter rental. Renter is responsible to submit an application through Zillow, and if accepted, to also submit an HOA Application and fee of $100. INCLUDED ARE ALL UNTILITIES including electric, HOA fees (trash pickup, water, sewer, use of complex pool, special golf rates), cable, Internet, every other month pest control and weekly pool service. However, to prevent the heated pool from being misused, tenant is required to pay any electric costs over $200/mo. A security deposit of $5,000 is required which is refundable except for a turnover clean of $500 for a 3-month lease and a $700 fee for a 6-month or year lease.
