We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider." -In case of multiple applicants intending to share the property together, a group will not be considered complete until ALL members have submitted a full application. Also note, disapproval of one applicant terminates the group's application unless the non-disapproved applicants elect to resubmit their groups application without the disapproved applicant. Lease Requirement Summary -minimum lease term will be 6 months. -$2850 security deposit -$250 non-refundable cleaning fee -subleasing the property is not allowed -renter will be required to pay 1st month, security deposit, cleaning fee and last months rent at time of signing. -Rent is due on the 1st of the month, or in the 1st month the 1st day tenant assumes occupancy. -tenant will maintain the property in the manner in which they obtained it. -Up to 2 small dogs are allowed. -Tenant sets up and pays for Seattle City Light -Tenant pays water sewage and garbage; bill is in property owner's name, but a copy of the bill is sent to the tenant, and the tenant pays the bill directly to SPU -Renter is responsible for mowing the lawn, weeding the garden and raking leaves. -No smoking, vaping or ecigarettes in the house or on the property -rental insurance must be maintained by renter while occupying the property -Pet deposit of $775 is required in addition to the $2850 security deposit if tenants will have dogs.
