In the living room, unwind in the cozy swivel/recliner chairs next to the electric fireplace, ideal for relaxing after a long day. Step out onto the serene deck surrounded by star jasmine and enjoy your favorite beverage. Sleep soundly on elegant furniture and medium-firm mattresses. All utilities including high speed internet are included. I live locally and am available to assist if any needs arise during your stay. Whether you're here for work, travel, or family time, our home is the perfect choice for an extended stay. The duration of the lease will be from 31-60 days. The total amount can be broken down in 2-3 payments, but the full amount (including deposit) must be paid 30 days prior to check-in date. You may cancel up to 30 days prior to check-in and receive a full refund, minus any card processing fee. All utilities including high speed internet are included. Cleaning is included in the rent as long as the property is left in good condition without excessive mess or damage. Excessive cleaning required after the tenant departs due to neglect or failure to maintain cleanliness will be charged at an additional rate. No pets allowed. No smoking allowed. No parties allowed. No visitors allowed unless it's coordinated in advance. Up to two vehicles are allowed to park on the driveway. Tenants Responsibilities: 1. Upkeep of the Property: -The tenant is responsible for maintaining the property in good condition throughout their stay. This includes regular cleaning of common areas and general tidiness. The property is completely furnished and includes linens and towels. These items must be washed at least weekly to prevent stains. If tenant rather bring their own items, we can accommodate that as well. -Tenants should take care of the furniture, fixtures, and appliances, ensuring they are used properly and not subjected to misuse. 2. Reporting Damages or Issues: -Tenants should immediately report any damage, wear, or malfunction to the landlord. Timely reporting ensures that problems are addressed before they worsen and avoid unnecessary repair costs. 3. Preventing Damage: -The tenant is responsible for protecting the floors, walls, and furniture from stains, scratches, or other damage. For example, using coasters under drinks, and avoiding scuff marks on walls. Do not rearrange the furniture. -Proper use of appliances and ensuring they are turned off when not in use (e.g., stove, oven, washer/dryer) to avoid potential damage or fire hazards. -Any damage caused by the tenant's neglect or misuse will be the tenant's responsibility to repair. 4. Trash and Garbage Disposal: -The tenant is responsible for regularly removing trash and following the local disposal guidelines. Garbage should not accumulate, and tenants should ensure trash bins are placed in the correct area for collection. 5. Noise and Neighbor Relations: -Tenants should respect quiet hours (8 pm to 7 am) and be mindful of noise levels. Disruptive behavior may result in complaints from neighbors and potential issues with the landlord. 6. Renters insurance -Although we don't require renters insurance, it is highly recommended to obtain one if you have valuables that would like to be protected. They are usually very affordable. 7. Landlord's Right to Enter: -The landlord retains the right to enter the property for inspections, maintenance, or necessary repairs. The tenant will be given reasonable notice (typically 24 hours) prior to any scheduled entry, except in the case of an emergency (e.g., plumbing issues, electrical failures).
