Property Owner pays for Water, Trash & Sewer Services, as well as Landscaping. Tenant will need to open a SoCal Gas account as well as a SoCal Edison account, as the unit has its own meters. Tenent is responsible for electricity and gas utilities. There is an operating Union Pacific Train track adjacent to the property. The train passes by approximately twice during the day and once in the early AM hours. There is an active Neighborhood Watch Committee. A very quiet neighborhood composed of mostly family-oriented homeowners. Minimal foot traffic in the area due to the semi-enclosed neighborhood. There is no parking on the property; however, there is sufficient street parking. Trash is collected on Monday mornings. There is no street parking allowed during Street Sweeper days, which are Tuesdays from 7 am to 12noon.
