Mower and trimmer are provided by the landlord. Tenant will notify landlord if these tools are in need of maintenance or supplies, which landlord will provide for. Tenant is responsible for any and all damaged caused by tenant and any guests or pets of tenant. A refundable security deposit of one month's rent is required, and any damages will be deducted from the security deposit at the end of the lease except for reasonable wear and tear. Tenant shall keep record of all damage present prior to move-in, and remit the record to the landlord within two days of accepting keys. Any damage not acknowledged at move-in outside normal wear and tear will be the tenant's responsibility at the end of the lease. Tenant must keep the premises clean and free of excessive clutter. Tenant agrees to notify landlord of any unsafe conditions that need repair. Any and all smoking must occur outside the building, and respectfully with regards to the property and neighbors. Further conditions of the lease will be presented in the Lease Contract and Rules and Regulations. Lease Contract and Rules and Regulations will be contractually binding.
