    What's special

    First off, beware of SCAMMERS. Do not sign leases or send money "off-site" from Zillow. I do not charge application fees. But Zillow does, $35 to open your account on this site, but that's good to apply for all applications here, not just mine, for 30 days. No off-site money should ever be sent or exchanged. And now, for the listing, and by the way, rest of this month is free. Start date for next month's rent, to be determined. House is clean, exterior/interior paint and all repairs are in great shape, sits on a 7200 square foot lot with two sizable storage sheds in backyard. Mowing and yard care included: all tenant does is water trees, shrubs, and lawn as needed. Refrigerator is provided. Microwave if needed. Filters provided for the new HVAC system and refrigerator water. Utility outlets for both washer and dryer are in the garage. A new "Bath Fitter" tub installed for bathroom, and a new toilet. New faucet for bathroom sink. No carpet, all shiny hard-wood floors so you may need some throw rugs. Dishwasher has been tested and is working. Garage is small and can only fit one VERY compact single car. Most of the windows have recently been replaced. Complete aluminum siding and is well insulated lowering monthly energy bills along with an energy efficient newly installed air-conditioning system. In SUMMARY: the rest of first month is free. $3000 will be due upon the signing of the monthly lease, which covers the future last month's rent and Security Deposit of $1500. So, you will NOT have to come up with this month's rent, only next month's beginning on 9/12/2025 or whatever date is decided, and the rent will be $1500 a month from there. Tenant pays all utility bills such as gas & electric, but landlord will pay for water, sewer, storm drainage, sanitation and recycling fees. Mowing and other yard care service also paid for, or will be performed by, landlord himself by the lawn mower kept in storage on property, tenant will water trees/shrubs/plants/lawn as needed. Pets allowed but within reason. No more than two small or mid-sized dogs, same with cats. Smokers are to smoke outside or in garage area. No hooks, screws and nail rules do not apply to minor things used to hang pictures or other such general additions. Only major changes to structure (for example big wall mounted brackets or shelves) shall be approved before altering and installation. Just send an email which will then constitute written consent. People who live in the unit, are listed on the lease. Tenant takes care of minor repairs, things like light bulbs going out, filters (provided by Landlord) changed on A/C unit every 30 to 40 days as needed, or replacing washers on faucets, for example. Any repairs tenant feels unable or unskilled to perform, inform landlord and it will be repaired at no additional cost to tenant. Upon move-out, it's important to note any damage to home or appliances beyond normal wear and tear can be legally deducted from the security deposit or by other fair and just legal pathways. Otherwise, security deposit and last month's rent will be fully refunded immediately (or no longer than 7 days) after tenant leaves property reasonably clean and in good order. If tenant, over time demonstrates good stewardship of property, landlord will be open to rewriting lease agreement for longer term if desired (6 month or yearly) not raising rent, or even possibly lowering the monthly bill due to tenant's responsible living practices or exceptional upkeep of the rental property. Further notes: INDEMNIFICATION. Landlord (unless in cases of Landlord's willful negligence) shall not be liable for any damage or injury of or to the Tenant, Tenant's family, guests, invitees, agents or employees or to any person entering the Premises or the building of which the Premises are a part or to goods, personal belongings or equipment, or in the structure or equipment of the structure of which the Premises are a part, and Tenant hereby agrees to indemnify, defend and hold Landlord harmless from any and all claims or assertions of every kind and nature. It is recommended tenant obtain renter's insurance in "sufficient amount" to ensure renter's personal protection and of tenant's personal belongings. We have Farmers Insurance, feel free to use our names as reference and a possible discounted price. Please let us know in writing of any safety concerns/dangers/issues you may have, and those will be taken care of promptly.
