Residential Lease Agreement Premises: 1186 Lake Forest Dr, Hebron, OH 43025 Landlord: Andrews Real Estate Group LLC (an Ohio limited liability company wholly owned by the Andrews Family Revocable Living Trust) Tenant(s): __________________________________________ 1. Lease Term Lease begins on December 1, 2025 and ends on November 30, 2027 (24 months). Monthly Rent: $3,095. Start date may be adjusted by Landlord up to 30 60 days due to unforeseen construction delays or material shortages. 2. Rent Due Date: 1st of each month. Grace Period: Through 11:59 PM on the 5th. Late Fee: $50 + $10/day after grace period until paid in full. Payment Method: Online via Zillow Rental Manager auto-pay to Landlord's business account. Rent Reporting: Landlord may report on-time and late rent to Experian, TransUnion, and/or Equifax. Prepaid Rent Requirement: Tenant shall pay the total rent for the first twelve (12) months in certified funds (cashier's check, wire transfer, or money order) prior to receiving keys or taking possession. This amount is non-refundable except as required by Ohio law. 3. Security Deposit Equal to one month's rent, held in a non-interest-bearing account. Returned within 30 days after move-out, minus lawful deductions for unpaid rent, damages, or cleaning beyond normal wear and tear. 4. Utilities & Services Tenant Responsibility Tenant must establish and maintain service within 3 business days of move-in for: - Gas - Electric - Water & Sewer - Trash & Recycling Collection - Internet / Cable / Streaming (optional) - Lawn Care and Snow Removal - Renter's Insurance minimum $300,000 liability coverage naming Landlord as Additional Insured & Additional Interest. - All provider fees, deposits, or connection charges. 5. What's Covered in Rent Landlord Responsibility - Mortgage principal & interest - Homeowners insurance (structure only) - Property taxes - Routine maintenance (HVAC filter replacement every 3 months, annual servicing) - HOA dues of $275/year (subject to change) 6. Additional Lease Conditions - Smoking/Vaping: Prohibited anywhere inside the property or garage. - Subleasing/Short-Term Rentals: Not permitted without written consent. - Pets: No pets permitted. - Maintenance Reporting: Tenant must report issues within 48 hours to prevent further damage. - Yard: Must meet HOA standards. - Damage: Tenant responsible for all damage beyond normal wear and tear. 7. Early Lease Termination Tenant may not terminate early except as permitted by Ohio law. If Tenant terminates early without legal cause: 1. Provide 60 days' written notice. 2. Pay an early termination penalty equal to two months' rent at the monthly rate in effect at the time of termination. 3. No Refund of Prepaid Rent: Any prepaid rent beyond the termination date is non-refundable unless the Premises is re-rented. If re-rented, refund will be prorated minus penalty and allowable deductions. 4. Rent Difference Recovery: If Tenant signed a 24-month lease at $3,095/month but occupied the Premises at $3,200/month during the first 12 months, and terminates before completing the 24-month term, Tenant shall also pay Landlord the difference between $3,200 and $3,095 ($105 per month) for each remaining month of the original 24-month term. This is in addition to penalties and other amounts due. 5. Landlord will make reasonable efforts to re-rent; rent from a new tenant offsets Tenant's liability. 8. Maintenance & Repairs Landlord: Responsible for major systems & structure, including HVAC, plumbing, electrical, roof, foundation, refrigerator, microwave, range/oven, and dishwasher. Tenant: Responsible for routine upkeep, repairs under $50, replacing bulbs/filters, lawn care, snow removal. 9. Entry by Landlord Landlord may enter with 24-hour notice for inspections, repairs, or showings. No notice required for emergencies. 10. Mold & Environmental Conditions Tenant must keep property clean, ventilated, and dry. Must promptly report leaks/water intrusion. Waives claims unless caused by Landlord's gross negligence. 11. Liability & Indemnification Tenant shall indemnify and hold harmless Landlord, its agents, members, and the Trust from any claims, damages, or losses arising from Tenant's use of the property, except those caused solely by Landlord's gross negligence. 12. Special Conditions Addendum 1. No Rent Increase During Lease Term: Monthly rent is fixed at $3,095 for the full 24 months. 2. Security System: Landlord will have the existing ADT system disconnected before move-in. Exterior cameras and interior monitor will remain and shall not be removed. 3. Backyard Playset: Landlord will remove prior to lease start date. 4. Gazebo: Will be removed before move-in. 5. Side Yard Bushes: If they die (not due to Tenant neglect), Landlord will remove them. 6. Concrete Patio (Approx. 800 sq ft): Normal wear is expected. Tenant is liable for damage caused by neglect, misuse, burns, or stains that require resurfacing or repair. 7. HOA Woods/Pest Control: Landlord not responsible for pest control in HOA-owned wooded area behind property. 8. HVAC Filters & Servicing: Landlord provides HVAC filters every 3 months and arranges annual servicing. 9. Proof of Funds Requirement: Tenant must maintain liquid savings of at least $15,000 in cash or equivalent readily accessible funds throughout the tenancy. Tenant shall provide proof of such funds prior to move-in and upon Landlord's written request no more than twice in any 12-month period. Failure to provide proof within 10 business days of request is a material breach of the Lease. 10. Cosmetic Changes: Tenant must obtain written approval for paint, fixtures, or alterations and must restore to original condition unless otherwise agreed. 13. Renter's Insurance Addendum (Exhibit A) - Minimum liability coverage: $300,000. - Landlord listed as Additional Insured & Additional Interest. - Proof of insurance required before possession and on renewal. - Failure to maintain insurance is a material breach; Landlord may obtain coverage at Tenant's expense plus admin fee. 14. Governing Law This Lease shall be governed by Ohio law. 15. Entire Agreement This Lease (including all addenda) is the complete agreement. No oral agreements are binding.
