    Property is freshly painted and ready to move in! Appliances that are currently at the property will stay through lease term. Hardwood floors throughout the home and are in great shape! Lease is for one year, property is non-smoking. $250 for a water deposit due when the security deposit is taking. Home Basic Wear and Tear Maintenance fee = $150 per year. The tenant may opt to pay this fee on a monthly, quarter (Jan, April, July, and Oct). This maintenance fee will be used toward basic systems check, gutter cleaning, and walk-thru (one or two times per year). Work will be planned and delivered by a contractor hired by the landlord. Utilities: The tenant is responsible to pay for all utilities (electric, cable, telephone, gas, and water/sewer/trash). The tenant will be provided with the City of Akron Water Department account number. The tenant will be required to pay the City of Akron Water Department on a monthly basis. If the water account exceeds $200 on a given month, then landlord will assume that the tenant is in default. As such, the landlord will request the tenant to either payoff the outstanding water bill, immediately or Vacate the premises in the next 15 days. Backyard Maintenance: The tenant will be provided with a reasonably clean (moved) outside premises. The tenant is responsible for: lawn maintenance (lawn mowing) complying with the City of Akron lawn mowing regulations and ordinances. Any fines-imposed by the City of Akron or Summit County will be paid by the tenant. In the case of an outstanding/unpaid fine, the landlord will assume that the tenant is in default. As such, the landlord will request the tenant to either payoff the outstanding fine immediately or Vacate the premises in the next 15 days. rake leaves in the fall. All the leaves should be placed in bags for pick up. The tenant is encouraged to follow the City of Akron fall leaves pickup dates and procedures.
