The refrigerator, dishwasher, water heater and roof were all replaced in 2023. Additionally, the ceiling were freshly painted in 2024. Located in a great school district with a convenient location. The property also includes a spacious storage shed ideal or storing outdoor equipment, tools, or seasonal items.
Renter's responsibility: The renter shall be responsible for all utility expenses including water, gas, electric, internet, and cable services. Additionally, the renter is required to obtain and maintain renters insurance for the duration of the lease term. The renter is also responsible for the upkeep and maintenance of the yard, including mowing, watering, and landscaping, unless otherwise agreed upon in writing by the landlord.
Pet policy: Small dogs weighing up to 20 pounds are permitted on the premises. A nonrefundable pet fee of $200 is required for each pet. This fee covers the additional wear and tear associated with pet ownership and is due upon signing the lease agreement. Tenants are responsible for ensuring that their pets do not cause damage to the property or disturb other residents. Any damages caused by pets will be the responsibility of the tenant and may result in additional charges or termination of the lease agreement.
Smoking policy: Smoking, including but not limited to the use of cigarettes, cigars, pipes, electronic cigarettes, or any other smoking apparatus, is strictly prohibited anywhere on the premises of the leased property. This includes all interior spaces, balconies, patios, and any outdoor areas within the property boundaries. Tenants found to be in violation of this policy may be subject to penalties, including fines and termination of the lease agreement.
Rental fee: The rental fee for the move-in month shall be prorated based on the date of occupancy. Subsequent rental payments are due in full on or before the first calendar day of each month throughout the lease term. Rent payments must be received by the landlord on or before the specified due date. Late payments may be subject to a late fee as outlined in this lease agreement.
Late fee: A late fee of $50 will be assessed if full payment is not received by the landlord before 5:00pm on the first calendar day of each month. This late fee is due in addition to the rent amount and must be paid promptly upon notification from the landlord.
Lease term: shall be a minimum of one year and may be for a longer term as agreed upon by both parties. The tenant agrees to sign a renewal contract at least two months prior to the expiration of the lease term each year thereafter.
Security Deposit: A security deposit in the amount of one month's rental fee, totaling $1400, shall be paid by the tenant upon signing the lease agreement. The security deposit will be held by the landlord as security for any damages beyond normal wear and tear to the premises during the lease term. The security deposit will be returned to the tenant, less any deductions for damages or unpaid rent, within 30 days of the termination of the lease agreement.
Maintenance Responsibilities: The landlord shall be responsible for ensuring the property is maintained in a habitable condition, including addressing structural issues, major repairs, and maintenance of essential systems (e.g., plumbing, heating, and electrical). Tenants are responsible for routine maintenance tasks such as replacing light bulbs, changing air filters, and keeping the property clean and sanitary. Tenants shall promptly report any maintenance issues or repair needs to the landlord or designated property manager. The landlord agrees to address reported maintenance issues in a timely manner, in accordance with applicable laws and regulations. In the event that plumbing damage is caused by the renter's negligence or misuse, the renter shall be responsible for repair costs.
Fireplace: The fireplace located within the premises is for decorative purposes only and is not to be used for burning fires or other heating purposes. Tenants are strictly prohibited from lighting fires in the fireplace.
Entry Procedures: The landlord reserves the right to enter the leased premises for purposes including but not limited to inspections, repairs, maintenance, or showing the property to prospective tenants or buyers. Except in cases of emergency or by mutual agreement with the tenant, the landlord shall provide advance notice of entry. Notice shall be provided at least 24 hours prior to entry. Entry shall be conducted at reasonable times and with respect for the tenant's right to quiet enjoyment of the property.
Subletting and Assignment: The Tenant shall not sublet the premises or assign this Lease without the prior written consent of the Landlord. Such consent, if granted, shall not relieve the Tenant of their obligations under this Lease. Any subletting or assignment without the Landlord's consent shall be deemed a breach of this Lease, and the Landlord may pursue appropriate legal remedies. The Landlord reserves the right to withhold consent at their sole discretion, and any approved subletting or assignment shall be subject to additional terms and conditions as determined by the Landlord.
Termination Clause: In the event that the tenant wishes to terminate the lease agreement before the expiration of the lease term, written notice must be provided to the landlord at least 30 days in advance. The tenant acknowledges that early termination may result in penalties or fees as outlined below:
Early Termination Fee: If the tenant terminates the lease agreement before the expiration of the lease term, the tenant shall be responsible for paying an early termination fee equal to two months rental fee.
Rent Payment Obligations: The tenant agrees to continue paying rent until the effective date of termination specified in the written notice, or until the premises are re-rented, whichever occurs first. The landlord will make reasonable efforts to mitigate damages by re-renting the premises as soon as possible.
Other Charges: In addition to the early termination fee, the tenant may be responsible for reimbursing the landlord for any costs incurred in re-renting the premises, including but not limited to advertising expenses and leasing commissions.
Security Deposit: The landlord reserves the right to deduct any unpaid rent, damages, or other charges owed by the tenant from the security deposit in accordance with applicable laws.
The tenant acknowledges that early termination of the lease agreement is subject to the landlord's approval and may not be granted in all circumstances. The landlord reserves the right to pursue legal remedies for any breach of the lease agreement, including early termination without proper notice or payment of required fees."
Property Condition and Maintenance: The Tenant acknowledges that the property was inspected prior to occupancy and is in good condition, with any existing damages or issues documented in the move-in inspection report. The Tenant agrees to maintain the property in the same condition throughout the lease term, undertaking regular cleaning, yard maintenance, and minor repairs as necessary. The Tenant shall promptly report any maintenance issues or damages beyond normal wear and tear to the Landlord. Failure to maintain the property in a satisfactory condition may result in deductions from the security deposit or other appropriate action as determined by the Landlord.
Dispute Resolution: In the event of any dispute arising between the landlord and tenant regarding the lease agreement or the tenancy, both parties agree to first attempt to resolve the dispute amicably through good-faith negotiations. If such negotiations fail to resolve the dispute within a reasonable timeframe, either party may initiate mediation proceedings. If mediation is unsuccessful, the dispute shall be resolved through binding arbitration in accordance with the laws of Macon, GA. Both parties agree to abide by the decision of the arbitrator(s), which shall be final and binding. Any legal proceedings initiated as a result of the dispute shall be conducted in the appropriate court of Macon, GA.
