Pet Policy: $300 one time non-refundable fees Subletting: The Tenant is expressly prohibited from subletting, assigning, or transferring any part of the Property without the prior written consent of the Landlord. Any attempt to sublet the Property without the Landlord's consent shall be considered a breach of this Agreement. If the Tenant is found to have sublet the Property without the Landlord's written consent, this Agreement shall be immediately terminated, and the Tenant shall forfeit their security deposit in its entirety. The Tenant must vacate the Property within 15 days upon written notice of termination from the Landlord. Smoking is strictly prohibited inside the Property and on the premises. This includes, but is not limited to, the use of cigarettes, cigars, pipes, electronic cigarettes, and any other smoking devices. Any violation of this no-smoking policy shall be considered a breach of this Agreement. If the Tenant is found to have smoked or allowed smoking on the Property, this Agreement shall be immediately terminated and the Tenants shall forfeits their security deposit. The tenant must vacate the property within 15 days upon written notice of termination from the Landlord. Insurance Requirements: Require the tenant to obtain renter's insurance and provide proof of coverage. This protects both the tenant's belongings and the landlord's property. Quiet Enjoyment: Outline the tenant's right to quietly enjoy the property without unreasonable disturbances from the landlord or other tenants. Dispute Resolution: Include a clause outlining the process for resolving disputes between the landlord and tenant, such as mediation or arbitration.
