Information: We are happy to have you here and hope you feel right at home from the moment you arrive. This house was designed with comfort and peace in mind, offering everything you need for a relaxing and productive stay. Whether youre here for work, family, or relocation, we want your experience to be smooth and enjoyable. Please take a moment to review the house rules and helpful notes included below. Theyll help you settle in quickly and make the most of your time here. Welcome to Jenks we are glad you chose The Black & White House as your home during your stay. 2. House Layout The Black & White House is a fully furnished three-bedroom, two-bath home with a private office, modern open kitchen, and elegant black-and-white finishes. The kitchen features a large island with bar-style seating, making it easy to host up to 8 people for dinner or gatherings. Youll enjoy a bright sunroom equipped with an exercise machine, ideal for staying active during your stay, along with multiple smart TVs throughout the home for relaxation. The spacious backyard includes both gas and charcoal grills, outdoor seating, and a hammock for quiet evenings. Please note, there is a closet near the laundry room that holds housekeeping and maintenance supplies. This closet is not accessible during your stay and should remain locked at all times. 3. General House Rules We want your stay at The Black & White House, Jenks, to be enjoyable and comfortable. Please treat the home with care and respect, as if it were your own. 1. Check-In & Check-Out Check-in time: 4:00 PM or later. Check-out time: 11:00 AM. Early check-in or late check-out must be approved in advance. 2. Cleanliness & Maintenance Keep the property tidy during your stay. Report any damage or maintenance issues right away so we can address them quickly. Please do not move large furniture or appliances. 3. Smoking & Vaping Smoking and vaping are not allowed inside the home. You may smoke outside in the backyard area only. Please dispose of cigarette waste properly. 4. Pets Pets are welcome only if approved in advance. Please keep pets off the furniture and clean up after them indoors and outdoors. 5. Noise & Respect for Neighbors Quiet hours are from 10:00 PM to 8:00 AM. Be considerate of neighbors and avoid loud music or gatherings during quiet hours. 6. Guests & Gatherings Only registered guests may stay overnight. Small gatherings are allowed but must remain respectful and within reasonable noise levels. Large events or parties are not permitted without prior approval. 7. Parking Two vehicles may park in the garage and four on the driveway. Street parking in front of the home is free and requires no permit. Please do not block mailboxes or neighboring driveways. 8. Safety Fire extinguishers and smoke detectors are provided for your safety. Please do not tamper with safety devices or locks. Always lock doors and windows when leaving the property. 9. House Access The housekeeping closet near the laundry room is reserved for maintenance and not accessible during your stay. 10. Departure Before checkout, please turn off lights, lock all doors, and ensure used dishes are cleaned or placed in the dishwasher. Remove trash and place it in the outdoor bins. 5. Kitchen Kitchen Guidelines We hope you enjoy cooking and spending time in the kitchen its one of the best parts of The Black & White House. Please help keep it clean and ready for the next guest. You are welcome to use all cookware, utensils, and small appliances provided. After each use, clean counters, the stove, and dishes to prevent buildup or pests. Use cutting boards for food prep to protect the granite countertops. Avoid placing hot pans directly on the counters; use trivets or pads. Please run the dishwasher only when its full and use the detergent provided. Empty the refrigerator and freezer before check-out. Do not store or cook food with strong odors that may linger. The pantry is stocked with essentials please use respectfully and replace what you finish if possible. Remember, the housekeeping closet near the laundry area is locked and not for guest use. 6. Appliances Appliance Use & Care The Black & White House is equipped with updated and easy-to-use appliances for your convenience. Please review these simple guidelines to keep everything working properly during your stay: Washer & Dryer: Located near the laundry room. Use only the detergent provided and avoid overloading the machines. Clean the dryer lint filter after each use. Dishwasher: Load dishes securely and use dishwasher-safe items only. Run the cycle when full and use the provided pods or liquid detergent. Oven & Stove: Ensure burners are turned off after use. Avoid using metal utensils on nonstick pans. Use the exhaust fan while cooking. Refrigerator & Freezer: Keep doors closed tightly. Do not overload or change temperature settings. Remove personal food items before check-out. Microwave: Do not use metal or aluminum foil inside. Wipe up spills immediately. Small Appliances: Blender, slow cooker, toaster, and coffee maker are provided. Please clean each after use and store them in their designated place. Smart TVs: All TVs are equipped with streaming apps. Log in to your personal accounts and sign out before you leave. Exercise Machine (Sunroom): Use responsibly and at your own risk. Please keep drinks away and ensure equipment is turned off after use. If an appliance stops working or you are unsure how to operate something, please contact management before attempting repairs or adjustments. 7. Garbage Garbage & Recycling We appreciate your help in keeping The Black & White House clean and well maintained. Trash and recycling are collected every Thursday morning. Please place all bins on the curb the night before pickup (Wednesday evening) and return them to the side of the house after collection. Use the black bin for regular household waste and the yellow bin for recyclables. Please bag all trash securely before placing it in the bin to prevent odors and pests. Do not leave loose trash outside or in the garage. Large boxes or oversized items should be flattened or taken to a local disposal center. If pickup is missed or bins are full, contact management for assistance. 8. Parking Parking Guidelines Parking at The Black & White House is simple and convenient. Please follow these rules to keep the area organized and respectful of neighbors: You may park two vehicles inside the garage and up to four additional vehicles on the driveway. Street parking is available and free of charge, but please do not park in front of the mailbox. Mail is delivered daily, usually in the morning, and blocked access may delay or stop delivery. Avoid blocking neighbors driveways, sidewalks, or trash bins. Oversized vehicles, trailers, or commercial trucks are not allowed without prior approval. Please keep the garage and driveway clear on days when maintenance, lawn service, or trash pickup is scheduled. Guests visiting for short periods may park in the driveway or along the street, following the same mailbox rule. 9. Security Entry & Security For your convenience and safety, The Black & White House uses an electronic front door lock. Youll receive a unique access code before your arrival. Please keep these points in mind: Your access code will be active only for the dates of your reservation. To unlock: press the keypad, enter your code, then press the open lock symbol. To lock: simply press the lock button. Always make sure the door is fully closed and locked when leaving the home. Do not share your access code with anyone who is not on your reservation. If the keypad becomes unresponsive, wait a few seconds and try again. In case of battery issues or lock malfunction, contact management immediately. For additional security, please keep all windows and doors locked when leaving the property, even for short periods. 10. Bathtub Use & Safety The master bathroom includes a large soaking bathtub designed for comfort and relaxation. Please follow these simple guidelines to use it safely and keep it in excellent condition: Always check the water temperature before getting in to avoid burns. Do not overfill the tub, as water may overflow and cause damage. Never leave the water running unattended. Avoid using bath oils, dyes, or glitter, as these can stain surfaces and clog drains. Children must be supervised at all times while using the tub. After each use, please rinse and wipe down the tub to remove soap or residue. If you notice any drainage or water temperature issues, notify management immediately. Enjoy your relaxing soak, and please use the tub responsibly for your comfort and the care of the home. 11. Streaming Services? Entertainment & Wi-Fi All televisions in The Black & White House are smart TVs connected to the homes high-speed Wi-Fi. No cable service is provided. Guests may stream their favorite shows or movies using apps like Netflix, Hulu, Disney+, Prime Video, or YouTube. Please log into your own streaming accounts and remember to sign out before check-out. Wi-Fi network and password information will be provided before your arrival. If a connection issue occurs, restart the TV or router before contacting management. Enjoy your streaming experience and stay connected during your visit. 12.
