Maintenance of space
Suspicion of Destructive practices, etc.
While there is no kitchen, hot plates and griddle are furnished to accommodate small-scale cooking.
No parties, large gatherings, alcohol, drug use allowed on property.
Upon a successful application, details will be finalized with applicant.
All bills must be paid by tenant and personally named in renter's name. Renter's insurance is also required.

This rental is a space attached to my side of the home. Space can be used communally in negotiations.
One vehicle is allowed per bedroom equaling 2 spaces. Parking is designated and strictly enforced. No parking on grass by any vehicle. All cars must be registered by license plate to park. Unregistered vehicles will be towed at owner's expense with no courtesy call provided to owner of unregistered vehicle.
No parties allowed. No alcohol allowed. No smoking allowed. No Vaping allowed.
Rent funds are due on 1st, as in must be available that day. $10 Late fee added to each day after 11:59 pm on the 1st of the month until funds are available up to the 5th of the month (2nd = $10, 3rd = $20, 4th = $30, 5th = $40 late fee). After 5 days/$150 after 10 days/$250 at 15 days. 16 days without payment will result in an eviction judgment for back rents, court costs, cleaning, repairs, and legal fees plus eviction costs. These funds will be dedicated for deposit until litigation means to recuperate funds is required.
ZERO TOLERANCE for drugs and alcohol. Any infraction of this WILL result in immediate termination of lease, forfeiture of deposit, and eviction filings.
Damage/Cleaning to paint will be assessed by landlord and corrected by tenant personally or hired out.
Perimeter fence gate must stay open at all times. No gate is ever to be locked.
