3. Maintenance Inspections

4. Termination of Lease
This lease is a fixed-term agreement for a period of twelve (12) months.
Either party may choose not to renew the lease by providing written notice at least thirty (30) days prior to the lease end date.
In the event the tenant breaches any term of this lease, the landlord may issue a three (3) day notice to cure or quit in accordance with applicable landlord-tenant law.
5. Rent Payment and Late Fees
Rent is due on the first (1st) day of each month. A late fee of sixty dollars ($78.00) or six percent (4%) of the monthly rent, whichever is less, will be charged for any rent not received by the fifth (5th) day of the month.
6. No Smoking Policy
Smoking is strictly prohibited inside the premises.
7. Security Deposit
The tenant shall pay a security deposit of $1950, to be held by the landlord for the duration of the lease. The deposit will be returned within 21 days after move-out, minus any lawful deductions for damages beyond normal wear and tear, unpaid rent, or cleaning fees as permitted by law.
8. Alterations and Modifications
The tenant shall not make any alterations, additions, or improvements to the premises without the landlord's prior written consent.
