    Hello! I am looking to find someone to take over the lease for my gorgeous, large studio apartment right in the middle of Clarendon- it's an Avalon building, located at 1201 N Fillmore Street. I will include my basically brand new, queen sized mattress and platform base for FREE if you want it! It's a Purple brand mattress and base, if you haven't heard of it, check them out. Worth over $1000! Earliest move in date would be around November 16th, but must move in by December 1st/Pay December's rent on December 1st. I have absolutely loved living here, but am moving in with my girlfriend who lives in Baltimore. I expect this to go pretty fast- very serious inquiries only please. if by chance you're looking but aren't able to get out to see places, I have a detailed walk through video I can send you. Jessica 703-966-1317 About the Apartment: 10th floor apartment- one down from the top floor (I never hear anyone, below, or next to me) 547 square feet Laundry and dryer in unit (in bathroom) Gigantic walk in closet as well as a large hallway closet! All wood/tile floors (no carpet) Beautiful clean kitchen with stainless steel appliances and granite counters Large bathroom with shower and tub and storage under sink Juliet Balcony TONS of sunlight in this place and beautiful sunsets About the building/location: Right in the heart of Clarendon at 1201 N Fillmore Street Right next to Market Commons, Trader Joes, Whole Foods, CVS, South Block, Starbucks, tons of restaurants and bars, you name it. You can literally walk everywhere and Clarendon Metro is a couple minutes walk away Dog Friendly building! Secure building- you use a FOB to get in and you can also let visitors in through a call box New, renovated gym Workspaces with printer, WiFi, Cable TVs, etc. It's right in the middle of Clarendon but since it's on Fillmore which is a side street, I've never been woken up from noise. It's a respectable building and I haven't noticed any loud/annoying people. Everyone is really nice. Package room and Amazon lockers for secure deliveries for all your packages What I will leave behind for you for free if you want- if not, I can remove as much or little as you want of it: Built in small shelves used as nightstands on each side of the bed as well as the lamps (on dimmers) shown in my pictures (that's a queen bed) Shower curtain with hooks and liner and matching bath mat Toaster/Crockpot/single serve Keurig!! Plates/bowls/cooking utensils/pots and pans/spices Cleaning supplies/stainless steel trash can Gray rug seen in pictures Curtains over sliding glass Juliet balcony door seen in pictures Full length mirror hanging on walk-in closet This is a "legal" lease takeover- so not a sublease through me. It is very easy. Here's how this works, directly from my Property Manager: You'll fill out an application with them ($50, non-refundable), and once you are approved you will be added to the existing lease as a leaseholder. Then we would both sign a release form for me to come off the lease, and there you have it your own lease expiring July 1, 2020. Of course you'll be able to renew the lease with them if you so choose at that time. Requirements to get approved are good rental history and/or good credit history. They do not check pay stubs or income. Fees/bills: $300 security deposit paid by check or Venmo to me due upon signing the lease. That is because the $300 I paid for security deposit stays with the apartment and will be released to you at the end of your lease (assuming you don't wreck the place). So you will pay the security deposit to me, but Avalon will pay you back the $300 at end of your lease. Monthly rent due on the 1st of each month (can pay online through Avalon portal) $1925 Optional Garage Parking (unreserved space, but I always get a spot right by the door) $100- this is the lowest you'll see in the area for garage parking Avalon bills for water/trash/gas which gets added to your monthly statement- you do not have to set those accounts up in your name. It's been about $40-$50/month for me. Electricity- you will set up your own Dominion Power account and pay electric each month- the apartment is extremely energy efficient. Even when I blasted the AC all summer, my electric was never over $50. Cable/Internet (optional)- I have Comcast/Xfinity and was able to get basic cable and internet for $90 I think that's it, but let me know if you have any other questions.
