Lease term: through June 19, 2026
Regular rent: $2,800+ per month
Discounted rent: $2,300/month (we're covering over $500 per month)
Move-in date: as early as November 1, 2025
No security deposit

Lease transfer would go through Avalon's leasing office for standard screening and approval.
To make the rent more affordable, we're personally covering part of the monthly cost through a $500+ discount each month for the remainder of the lease term (through June 19, 2026). This discount can be provided either as a monthly credit or a lump-sum payment, and we'll handle that directly with you in a simple written agreement once Avalon approves the lease transfer. At the end of the lease term, you'll have the option to renew directly with the Avalon at a price determined by Avalon; however, the monthly discount applies only through June 19, 2026.
Another big perk: since we've already paid a $300 security deposit to Avalon, the new tenant will receive that $300 back at move-out (provided that Avalon has no reason to withhold it).
And one more saving: we already paid a one-time $500 community/amenities fee for the Avalon lease, so you won't need to pay that either.
Pets: Certain dog breeds are not allowed by Avalon. 2 pet max. Avalon has a pet fee.
Utilities/Internet: Utilities are not included in the rental costs - renter must cover those costs in addition to rent.
Parking: Parking is available at a monthly cost of $125 (not included in rent cost). Atlantic Services Group runs the parking garage.
If a prospective resident is interested in taking over the existing Lease, they would go through Avalon's application process and pay the application fee of $50 (per person).
If approved, both parties would sign the Roommate Release/Add Agreement and pay a $100 admin fee.
