Couples or Roommates can qualify jointly. Proof of income must be submitted to be considered. Proof of income must be submitted with application to be considered. Acceptable proofs of income include: Two (2) most recent paycheck stubs with YTD total; Proof of child and/or spousal support payments; Proof of social security income, disability or other government income; Proof of retirement or trust fund account; Current employment offer letter (for new employment); Self-employed can provide most recent personal tax return and three (3) months personal bank statements (must be from the same account) to show sufficient income of at least two (2) times the amount of rent. Jobs that are based on tips, bonuses or commissions will be considered self-employed. CREDIT REQUIREMENTS Applicant(s) must have a verifiable credit history and report that demonstrates a willingness to pay financial obligations in a timely fashion. A guarantor or additional security deposit may be needed where the applicant's credit history falls within the 'medium risk' range, anything lower will be reviewed on a case by case basis; Bankruptcies must be discharged and at least 7 years old. RESIDENCY REQUIREMENTS Applicants named in eviction(s) within the past 10 years will be automatically denied; If monies are owed to previous landlords then the application will automatically be denied, unless debt is verifiably satisfied. CRIMINAL HISTORY No prior felonies or violent misdemeanors. Note that any conviction for a crime or crimes against property and/or people which could result in jail time of one year or more, may result in denial. APPLICATION FEE - Applicant(s) are responsible for applicable application fees including background and credit check processing fees. MOVE-IN COSTS All rent, deposits and fees must be paid within 24-hours from signing the lease and are required prior to paid in-full prior to move-in. RENTERS INSURANCE (REQUIRED) Prior to move-in, you must provide the Declaration Page showing: Minimum of $100,000 liability coverage; Policy equal to or greater than the term of the lease; The property and address must be added as additional insured (to notify landlord, incase policy is terminated). SMOKE FREE POLICY - Smoking inside the unit is prohibited regardless of the product being smoked including cigarettes, marijuana, and/or vape. Tenant(s) will be responsible for any necessary repairs and restoration as a result of smoking indoors.
