No wipes, feminine hygiene products, paper towels, food waste, grease, or any other materials shall be flushed or placed in drains. The Tenant will be responsible for the cost of clearing any plumbing clogs or blockages resulting from improper use, debris, or neglect. The Landlord shall not be responsible for costs associated with such maintenance or repairs unless the issue results directly from a structural defect or normal wear and tear not caused by the Tenant. The Tenant agrees to promptly address these items to maintain the property in good working order. The Landlord reserves the right to enter the Premises at any reasonable time to inspect the property, perform maintenance, or verify compliance with the terms of this Lease. Except in emergencies or where immediate entry is required to protect the property, Landlord will provide Tenant with at least 12 hours' notice of intent to enter, as required under Florida law. If, during any inspection, the Landlord discovers damage, unauthorized occupants, pets, alterations, or any other lease violations or neglect that, in the Landlord's reasonable judgment, pose a safety hazard, risk of property damage, or breach of lease terms, the Landlord may issue a written notice to the Tenant to correct such violation within the time permitted by law. Failure by the Tenant to correct the issue within the specified period shall constitute a material breach of this Lease, and the Landlord shall have the right to terminate the tenancy and take lawful steps to regain possession of the property. The Tenant agrees to maintain the property in good condition and cooperate fully with all inspections scheduled by the Landlord.
