1. Lease Term
Duration: 12 months
2. Rent Payment
Monthly Rent: Due on the 1st of each month.
Payment Methods: Accepted forms of payment include ACH or Check. If payment bounces a $30.00 will be added.
Late Fees: A late fee of $250.00 will be applied if rent is not received by the 6th of the month.
3. Utilities
Tenant Responsibility: Tenant is responsible for all utility charges, including but not limited to electricity, water, gas, and any other services not explicitly included in the rent.
Utility Accounts: Tenant agrees to establish and maintain utility accounts in their name prior to occupancy. Failure to do so may result in a Utility Administrative Fee of $250.00 per month plus the cost of utilities.
4. Smoking Policy
No Smoking: Smoking is strictly prohibited inside the dwelling unit and on the premises.
Violation Consequences: Evidence of smoking inside the unit may result in an administrative fee of $500.00 and the tenant being responsible for any necessary cleaning or repairs.
5. Pet Policy
No Pets: No pets are allowed on the premises without prior written consent from the landlord.
Consequences of Violation: Unauthorized pets may result in a $500.00 and potential termination of the lease agreement.
6. Security Deposit and Last Month's Rent
Security Deposit: A security deposit of equivalent to one month's rent, is due at the time of lease signing.
Last Month's Rent: An additional payment equal to the last month's rent, is due at lease signing.
Use of Funds: The security deposit may be used to cover damages beyond normal wear and tear, unpaid rent, or other lease violations.
Return of Deposit: The security deposit will be returned within 30 days after lease termination, minus any deductions for damages or unpaid balances.
Return's Insurance is required.
