Rent: The rent for the premises is $3,880 per month, due on the 1st day of each month. Rent must be received by the Landlord on or before the 1st day of each month. Late Fee: Rent is due on the 1st day of each month. If rent is not received by the 5th day of the month, a late fee of $150 will be charged. If rent remains unpaid after the 5th day, an additional late fee of $150 will be assessed. Late fees are capped at the maximum allowed by law and are deemed earned on the 6th day of the month. This late fee is not a penalty but a reasonable estimate of the harm caused by the late payment. Failure to pay rent within 10 days of the due date may result in eviction proceedings. Returned Check Fee: If any check or other instrument of payment is returned for insufficient funds, a fee of $25 for the first occurrence and $35 for each subsequent returned check will be charged.
