Late Fee: Rent is due on the 1st day of each month. If rent is not received by the 5th day of the month, a late fee of $150 will be charged. If rent remains unpaid after the 5th day, an additional late fee of $150 will be assessed. Late fees are capped at the maximum allowed by law and are deemed earned on the 6th day of the month. This late fee is not a penalty but a reasonable estimate of the harm caused by the late payment. Failure to pay rent within 10 days of the due date may result in eviction proceedings. Returned Check Fee: If any check or other instrument of payment is returned for insufficient funds, a fee of $25 for the first occurrence and $35 for each subsequent returned check will be charged. Security Deposit: The tenant shall pay a security deposit of $3,880. The security deposit is refundable at the end of the lease, subject to the condition of the premises and applicable law. Pets: The tenant is allowed 1-2 pets on the premises, subject to the terms of this lease. Pet Deposit: A pet deposit of $500 is required. The pet deposit is included in the overall security deposit and refundable at the end of the lease, subject to the condition of the premises. Monthly Pet Rent: A monthly pet rent of $30 per pet will be charged. Renter's Insurance: The tenant is required to obtain and maintain renter's insurance for personal property and liability coverage for the duration of the lease.
