Upon execution of this Agreement, Tenant shall pay to Landlord a security deposit in the amount of one month's rent and the first month's rent. These payments are required prior to the Tenant taking possession of the premises.
Smoking of any kind is strictly prohibited within the premises or on any adjoining property (e.g., balconies, patios). Furthermore, no animals or pets of any kind are permitted on the premises without the Landlord's prior written consent.
The Landlord may enter the premises to perform inspections, make repairs, or show the property to prospective tenants or buyers. Except in cases of emergency, the Landlord will provide the Tenant with at least 48 hours' notice before entry.
