It's one of the few homes on the street listed as a contributing element in the National Register of Historic Places. Central A/C and heating (not window units) less than a year old, although it stays fairly cool because of the dense wall construction, rooftop coating, and the home's profile and location on the lot. Ceiling fans in all rooms (both bedrooms and the living room). Room-darkening blinds in all windows. The main bedroom has a very spacious walk-in closet. The kitchen has stainless-steel appliances (refrigerator, gas range, and full-size washer and dryer), top-of-the-line granite countertops, recently updated cabinets, and garbage disposal. The bathroom has a newly refinished bathtub, vanity, and medicine cabinet. Security features include decorative security bars on all windows, steel security door on the side door, and solar security lights on the front and side yard. Location: The house is in close proximity to everything downtown. It is .7 miles to the 12th St. & Washington light rail station and .8 miles to the 12th St. & Jefferson light rail station. It's almost exactly 1 mile to the Arizona Center, 1.2 miles to the Arizona State University downtown Phoenix campus, 1.3 miles to the Bank One Ballpark, and 1.5 miles to the U.S. Airways Center. Roosevelt Row (the epicenter of First Fridays in Phoenix) is about a mile away. Overall, it's quaint, cute, and clean; perfect for someone looking for a simple abode without the annoyances of apartment living. I take pride in being a good landlord, and I'm looking for someone who takes pride in being a good tenant somebody who will take care of the home and property as if it were their own, and who will be a great neighbor in the Garfield neighborhood. Owner-managed (no management companies). I'm a Phoenix native, I know the neighbors, and I live only 30 minutes away. Available for move-in beginning mid-May 2024.
