1. Lease Term
Lease Duration: 12-month lease, unless otherwise agreed upon in writing by both parties. The lease may be renewed upon mutual agreement.
2. Rent
Rent is due on the first (1st) day of each month. If rent is not received by 5:00 PM on the 3rd day of the month, a $75 late fee will be charged. An additional $15 per day may be added for each day thereafter until rent is paid in full, not to exceed $200 total for the month.
3. Security Deposit
A refundable security deposit equal to one (1) month's rent is required prior to move-in. The deposit will be held as security against damages, unpaid rent, or other lease violations. The deposit, less allowable deductions, shall be returned within the time period required by state law following the end of the lease term.
4. Utilities
Tenant is responsible for payment of gas, electricity, and water services. The tenant must maintain active utility accounts in their name for the duration of the lease term.
5. Pet Policy
One (1) pet of no more than 40lbs is permitted on the premises, subject to the landlord's approval. A pet deposit or monthly pet fee may apply as outlined in the Pet Addendum. Tenant shall be responsible for any damages caused by the pet.
6. Smoking Policy
Smoking and vaping are strictly prohibited inside the property. Any violation may result in deductions from the security deposit and/or termination of the lease.
7. Maintenance and Upkeep
Tenant agrees to maintain the premises in a clean and sanitary condition and to promptly report any maintenance or repair issues to the landlord. Tenant is responsible for basic upkeep, including lawn care and replacement of air filters and light bulbs.
8. Renter's Insurance
Tenant must maintain an active renter's insurance policy during the lease term and provide proof of coverage prior to occupancy.
9. Move-In / Move-Out
Tenant agrees to complete a move-in inspection upon occupancy and a move-out inspection at the end of the lease term. Any damages beyond normal wear and tear will be deducted from the security deposit. Either party must provide at least thirty (30) days' written notice prior to the end of the lease term if they do not wish to renew the lease.
10. Military and Law Enforcement Discount
The landlord offers a $100 monthly rent discount to active-duty military personnel, veterans, and active law enforcement officers as a show of appreciation for their service.
To qualify, the tenant must provide proof of current or prior service (such as a military ID, DD-214, or law enforcement identification) prior to lease signing or renewal.
11. Tenant Qualification Requirements
All prospective tenants must meet the following qualification criteria prior to lease approval:
a. Proof of Income:
Applicant(s) must provide verifiable income equal to at least three (3) times the monthly rent (minimum $6,000 per month for a $2,000 rental). Acceptable documentation includes recent pay stubs, employment verification, tax returns, or other verifiable income sources.
b. Credit and Background Check:
All adult applicants (18 years and older) are required to complete a credit and background screening as part of the application process.
c. Rental History:
Applicants must have a clean rental history with no prior evictions, lease violations, or outstanding rental debts.
d. Approval:
Approval is based on combined evaluation of credit, income, rental history, and background results. The landlord reserves the right to deny any application that does not meet these criteria.
