If you cannot commit to at least a 1-year term, this property is not right for you. 2. All occupants must be non-smokers. No smoking of any kind anywhere on this property. 3. Preference given to applicants with no pets. For very well-qualified applicants, may consider allowing a pet on a case-by-case basis. Minimum additional (non-refundable) deposit of $200. For cats, must be no history of peeing outside litter box. Will ask prior landlord about urine damage. For dogs, must be no history of aggression, violence, excessive barking, property damage, peeing inside, off leash running wild, etc. Will check with prior landlord. 4. Lease Start Date. Preference given to applicants who can start as close to August 20, 2022 as possible. This property cannot be held far beyond that, like if you are needing a lease start date beyond August 20, 2022. You do not need to move in by that date but do need to be paying rent. Please make sure this works for your timing. 5. Maximum 6 people can occupy this rental. This follows the general rule of 2 people per bedroom plus 1 extra person. If you have more people than this is your group, this rental is too small for you. 6. Must have credit score of 650 or higher. 7. Must show income (pre-tax) of at least $97,200.00 per year. This follows the general rule of income needing to be at least 3 times the rent. Must provide proof of income. Most people show this by submitting pay stubs. Self-employed applicants submit tax returns. Applicants relocating for jobs submit offer letter. 8. Must have a good reference from prior landlord. Will ask about payment history, property damage, pet damage, whether you are breaking your lease term to move, whether you gave proper notice to move, etc. Waived for applicants who have not had a landlord within the last 5 years (like if you owned your own home). 9. Prior evictions within the last 5 years could be grounds for denial. Eviction history is checked as part of the application process. 10. Certain criminal convictions may be grounds for denial. Must run criminal background check on all occupants over age 18. 11. Security Deposit ($2,900), 1st month's rent ($2,900), last month's rent ($4,300) and pet deposit (if applicable) are due at the time of lease signing. Please make sure you are prepared for this expense. 12. All occupants over age 18 must fully complete online rental application and pay non-refundable application fee of $55 per person. Again, please give serious thought to whether you actually meet all of the above requirements BEFORE going any further on pursing this rental.
