Utilities & Maintenance: * Tenant responsible for electricity, heating, and trash removal (every Tue eve, recycling every other week). (Or we can come to an agreed price to include all in rent - to be decided still - depending on names that are on current billing address). * Landlord responsible for property taxes and major structural repairs * Routine lawn care will be done by KJ Khalsa, and snow removal by tenant. Be sure to include roof linings. Occupancy & Use: * Maximum occupancy: 4 residents (5 if includes baby) * No subleasing or short-term rentals ever (e.g., Airbnb). * Home must be used for residential purposes only Pets & Animals: * Pets allowed with prior approval (Max 2 cats/1 dog( * Additional pet deposit of $50 per animal. * Tenant must ensure pets do not disturb neighbors or damage property Property Condition & Repairs: * Tenant responsible for minor repairs and routine upkeep. * Landlord will address major structural repairs or appliance failures. * Any damages beyond normal wear and tear will be deducted from the security deposit Chickens & Outdoor Space: * Tenants may have chickens only (NO ducks/geese/goats/etc), and must take chickens with them when they move. * Yard and garden to be kept in good condition; no unauthorized landscaping changes - this is a key point at our property, as we have consistently worked towards eliminating NON-native invasive plants ( bittersweet for example!) (Do not add any non-native plants to this yard that are not pollinator friendly - check with me first) and focus on Pollinator Natives ONLY... Ask to plant flowers before planting :) * Fire pit use allowed, but must follow all local fire safety regulations - be sure to call the town PRIOR to lighting fire. Smoking & Drug Policy: * No smoking or vaping inside the home. * Smoking permitted outside. Entry & Inspection: * Landlord may enter the property with 24 hours' notice for inspections or repairs. * Emergency access allowed without prior notice if necessary Lease Termination: *Tenant must provide 30 days' written notice before moving out * Security deposit will be returned within 15 days after the lease ends, pending any deductions for damages
