    Thanks for your interest in possibly buying 1253 and 1255 Western Ave Toledo, OH 43609 for the requested $15,000. There are actually two adjacent properties that I will sell for that total amount (not including closing costs). One is a vacant lot and the other one is a triplex that suffered fire damage. The front unit is a 2 bedroom and 1 bathroom and it is occupied. The one in the middle and in the back have 1 bedroom and 1 bathroom each and need full remodel before they can be occupied. Utilities are separated. I only pay for the water/sewer/trash. It has flat roof that was redone about 9 years ago. All units had wall heaters but you will need to replace the ones that need remodeling. Some siding and gutters work is needed outside, but most of the work to be done is inside as you can see based on all the pictures attached. To clarify the front apartment has two bedrooms and is in good condition (better than reflected in the old pictures attached). It is rented out at the discounted rate of $450 to long tern tenants because they mow lawn and maintain the property (regular rent should be at least $600). The two units in the back suffered the fire damage. The unit in the middle was very affected and we already did all the replacing of the burned wood and all the reframing needed. The unit in the back was not as affected but the fire department caused some damage and the walls got dirty with the smoke so it will also need remodeling. Each one should rent at $550 each minimum.
