We're motivated to rent the apartment ASAP, so we're willing subsidize your rent by $200/month through the end of our lease (March 2018) if you were to apply by this weekend. you're interested in apartment living without the typical concessions, and at a discounted rate and with flexible leasing terms, then this is apartment is for you! We're a married couple who just purchased our first home and we're looking for someone to take over our current apartment at Camden Fair Lakes. Our apartment is on the top floor (4th floor) and is a corner unit, meaning you only share one wall with a neighbor and have nobody walking on your ceiling! The corner unit also means that you get windows on two sides, allowing an abundance of sunlight to fill the apartment. The apartment is over 875 square feet and contains 2 Bedrooms and 1 Bathroom, but feels much larger due to vaulted ceilings. The building has enclosed hallways, and the apartment is located in the main building of the complex, meaning you get easy indoor access straight to the gym, community center, pool and front office. In addition, the main building also has an elevator for when you have your hands full of groceries (or when you're moving in). Camden is also part of the Fair Lakes Shuttle Program, which offers members a free private shuttle to and from the Vienna Metro Station, with two shuttles outfitted with Wi-Fi running several morning and evening loops. In addition, there is a Fairfax Connector bus stop just outside the neighborhood (Route 622). You receive two parking passes for your cars, and you're able to issue a visitor pass using the online community portal. Furthermore, there are separate garage units available if you'd prefer (for an additional fee). Up to 3 pets are allowed per apartment, with a one-time fee and monthly pet rent. In addition to access to multiple walking trails, there is also a dog park a short two minute walk from your front door. Lease Options - Our current lease runs through 3/15/2018, which you would take on directly (You would not be subletting from us, you would be applying to Camden to take on the apartment). In January, Camden will reach out with renewal options for you after March 15th, likely ranging from 10-16 months. For context, our rent increases in our three lease renewals have been minuscule, usually between 2-4%. Camden also has valet waste picked up right from your door 5-days a week ($30) and a TV/High-Speed Internet package from Cox ($103/month). These are required of all residents and an additional cost to the base rent of $1,399 (making the monthly total is $1,532). Over our three renewals, the rent increase has been minimal (2-4% increase). Base Rent is $1599 (which we'll be knocking down to $1,399), which $200 below Camden's current base rent for this style of apartment is ~$1,800, so locking yourself into our legacy base rate will pay off significantly for the lucky new resident.
