Last Month's Rent: Due at signing, in addition to the first month's rent and any applicable deposit.
Late Fee: 5% of rent after 5 days past due
3. Utilities & Fees
Owner pays for: Water and trash removal.
Tenant pays for: Electricity, internet, cable, and any other utilities not listed above.
No additional fees are due unless specified in writing.
4. Smoking Policy
No tobacco smoking of any kind is allowed inside the unit, balconies, storage, or common areas.
5. Parking & Storage
Tenant is provided with two tandem covered parking spaces in the building garage.
One storage unit/locker is included with the lease.
Tenant must follow all HOA and building parking rules. Unauthorized vehicles may be towed at tenant's expense.
6. Pets
Maximum of 2 pets total (dogs and/or cats).
Tenant is responsible for any pet-related damage or nuisance.
Additional refundable pet deposit may be requested.
7. Tenant Responsibilities
Keep the premises clean and sanitary.
Promptly report any needed repairs to Owner.
Responsible for replacing light bulbs, smoke detector batteries, and maintaining cleanliness of appliances.
No alterations (painting, construction, etc.) without written approval.
Tenant agrees to comply with all HOA rules and regulations.
8. Owner Responsibilities
Maintain structural integrity, plumbing, electrical, and appliances provided with the unit.
Ensure water service is functional and safe.
9. Other Policies
Subletting or short-term rentals (Airbnb, VRBO, etc.) are not permitted without written consent.
Tenant must comply with all HOA rules and regulations, including quiet hours, move-in/move-out procedures, and use of common areas.
