1. Pool Table Liability Waiver
Tenant acknowledges that a pool table is provided at the property for recreational use.
Tenant agrees to use the pool table at their own risk and assumes full responsibility for any injuries, damages, or accidents that may occur during its use.
Tenant shall sign a Pool Table Liability Waiver prior to move-in.
Landlord is not responsible for any injury, property damage, or loss resulting from use or misuse of the pool table.
Any damage to the pool table or accessories caused by Tenant, guests, or invitees will be deducted from the security deposit or billed to Tenant.
2. Pets
Pets are permitted with Landlord's prior written approval.
A one-time non-refundable pet fee of $250 is required before occupancy.
Tenant is responsible for any damage, odor, or pest treatment caused by pets.
Excessive noise, aggressive behavior, or failure to maintain cleanliness may result in revocation of pet privileges.
3. Lawn and Exterior Maintenance
Tenant is required to maintain the yard and landscaping in a neat, mowed, and weed-free condition throughout the lease term.
Failure to maintain the lawn may result in a $100 fine per occurrence and/or the cost of professional lawn service, which may be added to monthly rent.
Watering restrictions or HOA rules must be followed.
4. Homeowners Association (HOA)
Landlord will remain responsible for paying all HOA dues and fees.
Tenant must comply with all HOA rules and regulations. Any fines issued to Landlord due to Tenant's noncompliance will be charged to Tenant.
5. Renter's Insurance
Tenant is required to maintain renter's insurance throughout the lease term.
Policy must include:
Liability coverage to be listed in lease
Appliance coverage,
Coverage for personal property and accidental damages.
Proof of insurance must be provided prior to move-in and upon renewal.
Failure to maintain renter's insurance is considered a lease violation and grounds for termination.
6. General
Tenant remains liable for any damages caused by misuse or neglect.
Addendum does not waive any rights or remedies granted under the main lease agreement or Texas Property Code.
