Proof of income and proof of identity is required. This may be emailed. Proof of income: 3 months of current paystubs which must show applicants' name, OR tax return from most recent year and 3 months of bank statements. The application screening charge is $50.00 per applicant a credit/criminal/eviction report and background check are required; verification of rental references will be completed, application may be denied if verification can't be obtained in a timely manner. Gross household income required is 3 times the monthly rent. Applications are processed in the order received with all required documents. All adult applicants must apply and pay the application screening fee to begin processing. The application(s) will be processed and accepted or denied. If the application(s) are accepted, a deposit to hold is required within 24 business hours. We accept Zelle payments or certified funds. If the daily limit Zelle allows is not the full deposit to hold required, it must be paid with Cashier's Check(s) or Money Order(s.) A minimum of two (2) unbiased and unrelated rental references with a minimum of six (6) years of rental history is required. Applicants who do not have these may be allowed to rent with an increased refundable security deposit. Applicants with an eviction in the last five years or who owe debt to former landlords will be automatically denied - (there is only a rent debt exception for rents accrued 04/2020-02/2022). A minimum credit score of 650 is required, though applicants with a lower score may be conditionally accepted with an increased refundable security deposit. Recent criminal history, illegal manufacture or distribution of a controlled substance or undisclosed criminal conviction(s) may result in denial. Federal housing guidelines allow two (2) occupants per bedroom plus one occupant for the unit, we abide by these guidelines. Service or companion/assistance animal(s) are allowed with proper current documentation from the applicant's medical provider. This documentation must be included with the application, or your application is incomplete. A pet may be allowed with increased security deposit if the property allows a pet. All properties are completely smoke free. No smoking or vaping is allowed in the unit or on the exterior property.
