This deposit will be held to cover any damages or unpaid rent. It will be returned within 30 days after the tenant vacates, minus any deductions for damages or outstanding payments. Utilities: Tenant is responsible for paying all utility charges except for trash and sewage, which are included in the lease. Tenant is responsible for arranging and paying for electricity and any other services not specified. Occupancy Limits: The premises shall be occupied by no more than 8 persons without prior written consent of the landlord. Maintenance and Repairs: Tenant is responsible for keeping the premises in a clean and sanitary condition. The tenant is responsible for maintaining and repairing all appliances provided by the landlord, including the refrigerator, washer, and dryer. The landlord is responsible for maintaining the property's structural aspects and major systems. Tenants must report any needed repairs to the landlord promptly. Alterations: No significant alterations, painting, or improvements shall be made by the tenant without prior written consent from the landlord.
