Each uniquely decorated accommodation features upgraded amenities, coffee and tea service, a full assortment of kitchenware and utensils, and space to spread out. The Oaks offers 4 bedrooms, 2 bathrooms, a full kitchen, a private yard, a propane grill, and patio seating for 4 in front and 4 in the backyard, with dining seating for 6. The Mercer includes 2 bedrooms, 1 bathroom, a full kitchen, a living room, patio seating for 4, dining seating for 4, and a firepit. The Bluffs provides 2 bedrooms, 2 bathrooms, a full kitchen, a living room, laundry, patio seating for 4 in front and 4 in the backyard, dining seating for 4, and a firepit. The Meadow features 1 bedroom, 1 bathroom, a full kitchen, a living room, patio seating for 2, and dining seating for 2. Pedernales offers 1 bedroom, 1 bathroom, a kitchenette, patio seating for 2, and dining seating for 4. The Den Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access. The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQs, a fire pit, and a Smart LED-TV. To keep your guests entertained, there is a brand new pickleball/basketball court and a beach volleyball court. You'll also find a covered picnic and viewing area and loveseat swings to watch the action. At night, roast s'mores over one of the fire pits. Pets are allowed for an additional fee, up to 4 pets maximum, at $100 per pet per stay. There are several fire pits on site for guest use, and we kindly ask you to bring your own supplies. There is a $500 fine for burning during county burn bans. If any furniture is moved, please place it back in the original space where it was found, as fees may apply. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. Dripping Springs, Texas, is a beautiful destination surrounded by stunning hills and oak trees, located west of Austin in the Texas Hill Country. Known as the "Wedding Capital of Texas" for its scenic beauty, it offers various state parks for hiking, swimming, and fishing. Dripping Springs is a family-friendly destination, offering everything needed for an unforgettable getaway. A car is essential in the Texas Hill Country, but local companies offer guided tours to popular destinations, wineries, and attractions. Nearby attractions include Pedernales Falls State Park, Reimers Ranch, Westcave Preserve, and Dripping Springs Distilling, known for its award-winning vodka. Smoking is not allowed, with a minimum smoking fee of $250 per home, which may be higher if the property's condition renders it temporarily unrentable. No shooting firearms or weaponry, fireworks, or parties/events are allowed without prior written approval. There are security cameras onsite, with two located pointing toward the entrances and one pointing toward the volleyball, basketball, and firepit areas. The primary guest must be at least 21 years old and present for the entirety of the reservation. The neighborhood has a strict no noise policy from 10 PM to 7 AM. Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises. Pets are strictly prohibited from entering the pool, with a $500 fine for violations. This is a rural property where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas may have limited or different services compared to urban settings, including cell phone and delivery services. Texas is known for its bug inhabitants, but proactive measures are taken to manage this. Please keep all windows and doors closed to help keep them outside. The HVAC system should not be set above 76 (heating) or below 68 (cooling) to avoid overloading.
