New 600 square foot detached ADU build in Orcutt Ca. It is very private with no neighbors on the back side of the property. The ADU includes a relatively large outdoor area with a paver lawn on one side and planters on the other. The property is two tiered. Main house is on the upper tier and the ADU is on the lower. Everything is built to modern code. All walls, including interior, are insulated. Windows have 3m security film, which lets in light but blocks UV rays and heat. The gate to access the yard has a wifi enabled lock with a camera. You can see your guests and grant them access remotely. A lot of effort was put toward making this a nice place to live. The unit has laundry, air conditioning / heater, an in sink dishwasher, garbage disposal, a 55" Pioneer smart TV with soundbar, modular closet system, beautiful water proof laminate wood flooring and quartz countertops, under cabinet lighting with adjustable light settings, dimmable can lights and ceiling fans in both rooms, an automated vacuum cleaner, a full size stainless refrigerator / freezer with filtered water and ice maker along with plenty of kitchen cabinet space. This limitation is based on the size and design of the unit, in accordance with health and safety standards. -Landlord will perform exterior yard maintenance (you are welcome to add planters, garden beds, etc. and maintain them yourself in areas we agree upon.) -Outdoor cooking (BBQ, gas grill, smoker, griddle, etc.) allowed in the paver lawn area on the West side of the unit. A dedicated 20 amp receptacle is in the area for this purpose. -An outdoor storage shed may be installed with written permission from the landlord in a location agreed upon by both parties.
