Late Fees:
If rent is not paid in full by the 4th of the month, a $50 late fee will apply. Total due becomes
$2,050. If rent remains unpaid by the 10th, the Landlord may refuse to accept payment and
initiate eviction proceedings on or after the 12th day.
Security Deposit:
Tenant has paid a $1,500 security deposit. The deposit will be held at First Capital Federal
Credit Union. Upon lease termination, the deposit will be returned within 30 days, less
deductions for unpaid rent, damage beyond normal wear, unauthorized pets, unauthorized
occupants, missing items, cleaning, and HOA violations.
Move-In Inspection:
Prior to occupancy, Tenant will complete a walkthrough and sign an Inspection Checklist
noting any existing damage. Both parties must sign, and a copy will be retained by each.
Returned Checks:
Each returned payment will incur a $50 NSF fee. After two returned checks, all future payments
must be made by certified funds or electronic transfer. Legal action may be taken for any unpaid or fraudulent checks.
Utilities:
Tenant shall be solely responsible for all utility charges, including but not limited to water, gas,
electricity, trash, internet, and cable. Tenant agrees to maintain all utility accounts in their name
and must transfer all applicable utility services into their name within 72 hours of the lease start
date. Failure to do so may be considered a lease violation and subject to daily fines or further
action. Tenant is also responsible for any reconnection fees or damages caused by utility
interruption due to non-payment or delay.
Smoking inside the house is also not permitted. Smoking is allowed on the property as long as it is not within the walls of the house.
