DO NOT TRESPASS. This house is still occupied by the current tenant. If you trespass on this property trying to check it out before scheduling an appointment, you're likely to have the police called on you. This house is privately managed by the owner in strict accordance with the state Landord Tenant Act. There are a few things you should understand about this. 1. Since this is a single family home, there is no grounds keeper or staff to take care of it. I take care of the big stuff- tree pruning, repairs, maintenance of the structure, but the tenant is expected to take care of the weekly and monthly yard care- mow the lawn REGULARLY, pull weeds, pick up trash that blows into the yard or gets tossed into the yard by passers-by (happens everywhere, no?). 2. If you generally don't take good care of the property you live in and/or are just looking for a place to live with no intention of doing any upkeep and yard work, I suggest you rent an apartment. 3. As a small private landlord I don't have the capacity of corporate property managers and REITs to spread risk across a large number of tenants so you will be subject to close scrutiny on your application. With a moratorium on evictions due to non-payment of rent, which has been and will likely continue to be extended, I have set extraordinary application criteria that resembles some of the requirements to close a mortgage because I cannot have someone move in and stop paying rent. If you live paycheck to paycheck, have bad credit, etc. I would normally work with you to mitigate the risk but in these times I simply won't sign a lease like that. 4. This home is designed for and zoned for single family. It has 3 bedrooms and 2 bathrooms. It does not have room for sharing or large families. I will not sign a lease with roommates, multiple families, multi-generational families (unless the number of occupants makes sense for the number of bedrooms and bathrooms), or large/growing families that don't make sense for the number of bedrooms and bathrooms. This house is only so big, these situations cause a lot of problems, and I'm not making any concessions on this point going forward. Realistically, parents and 2 kids are about all there's room for. 5. No pets in this house. None. No pets living here, no pets visiting with friends. No pets in this house. I will provide references for current and previous tenants upon request. I take care of my properties and my tenants to the best of my ability, with my own family/home/kids (home schooling!)/job to worry about. You can talk to existing and previous tenants of mine to validate this. The month to month nature of the lease provides everyone flexibility to end the lease. This means you don't have to worry about breaking a 12 month lease to move out, and I don't have to worry about breaking a 12 month lease to get rid of a problem tenant. But, the moratorium on evictions for non-payment aside, it requires respect by all parties because anyone can break the lease at any time. No commercial or non-residential activities can be done at this property. If you have commercial equipment, you will not be able to park it here except something like a service van that fits in the carport. No landscaping equipment, trailers, etc. Also, no congregation of non-residential groups like church groups or business activities that bring groups to the property. A sole proprietor small business is fine. Non-operational or leaky vehicles will not be tolerated. In other words, oil spills and that sort of thing. I've had this rule in place and just about everyone ignores it. I will be enforcing it strictly going forward. Don't ignore this rule. You're expected to have vehicles in good operating condition that don't leave oil stains on the driveway or garage slabs. Obviously, things happen but things are expected to get repaired. This house has a heat pump which means central A/C for the summer. The car charging is via a dedicated NEMA 14-50 receptacle in the garage, which means serious EV charging capacity. Tenant is responsible for having an EVSE to plug into it and any necessary adapter. The rental applicants need to be the people who will occupy the house, and all people who occupy the house need to apply and be approved. Occupants not on the application or the lease will result in immediate termination of the lease, so don't try to apply for other people. There are no pets allowed in this house. Don't ask to bring your pet into this house, and do not move in and then get a pet without telling me about it. I personally own this house and I take very strong actions against tenants who sneak in pets (or do other things to violate the lease agreement). Tenant pays all utilities including City of Bremerton Water/Sewer, Centurylink landline (optional), Comcast cable/internet (optional), PSE electricity, CHS Northwest propane (auxiliary heat stove). Lease is month to month with no minimum, but preference will be given to those with longer-term intentions. There is an early move-out penalty if you move out after less than 1 year, which discourages house hunters from using my month-to-month lease as a hotel. Applicant will pay for and share a credit/criminal/eviction history check. There is no additional application fee. Credit scores need to be above 700, 3 year rental or mortgage history, and clean criminal and eviction history. Any of those criteria not met will require discussion and mitigation (e.g. higher security deposit, last month's rent, or other appropriate measures). Due to our current economic situation and moratorium on eviction for non-payment of rent, applicant needs to provide 2 months' bank statements with at least $5,000 of savings plus move-in costs. If you live paycheck to paycheck, I'm simply not going to sign a lease with you in the current economic climate. In accordance with non-discrimination laws, these requirements will be applied to everyone uniformly so don't try to negotiate. As soon as I start changing the criteria for anyone, I'm at risk of breaking the law and it's not fair to other applicants.
