Retired applicants must provide previous 3 months bank statements indicating their monthly direct deposit or, provide documentation indicating monthly income, i.e. government letter of social security, disability, or retirement income. Good credit history with a credit score above 725 free of negative credit issues which may indicate an applicant is high-risk and/or indicates a pattern of payment delinquency , Applicants with charge-offs, bankruptcies, unpaid debts, or a history of delinquent payments may be denied tenancy. All applicants must have a favorable credit rating for the past two years. Applicants will not be accepted for the following derogatory credit records: Eviction action and/or moneys owed to an apartment or landlord in the last 7 years. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references , with daytime phone numbers from previous housing providers. Verifiable Residency: Applicants must have 1 year of valid and verifiable rental or mortgage history with no late payments. Daytime phone numbers are required for rental references. A completed and signed application is required for each adult applicant. Photo ID must be presented for copy.
