Tenant is responsible for replacing light bulbs, patching paint, removing stains from concrete/floor/grout/carpet, and repairing any and all damage incurred to the property beyond normal wear and tear. Tenant is responsible for testing fire alarms, CO detectors monthly, in addition to ensuring fire extinguisher is within reach in kitchen. Tenant is responsible for paying for a full professional cleaning upon move-out, with receipt provided. Quiet hours between 9p-6a. Crypto mining and EV charging not allowed. Tenant responsible for damage incurred from emotional support or disability animals. Tenant must secure rental insurance up to $190,000 for damages, and this must be presented to owners within 1 week of move-in, and upon request thereafter. Repairs/post move-out cleaning (if not done by tenant) will be deducted from security deposit. Exempt residential agreement requires 5 days notice in regards to "Demand for Compliance or Right to Possession Notice", due to lease violation, per HB19-1118 (see JDF101).
