Tenant is responsible for keeping backyard grounds mowed (mower provided), edged, weeded, watered, and free of debris, inclusive of ensuring rock area remains weed-free in order to protect the integrity of underlayment. Tenant is responsible for pulling the weeds by the root when they sprout through the underlayment, and paying for/spraying weed treatment, if applicable. Tenant is responsible for clearing out window-wells of debris, inclusive of treating/removing bug homes. Tenant is responsible for curing any damage to grass or grounds, if applicable. Tenant is responsible for clearing snow/ice off backyard porch, walkway, and driveway via shoveling and standard salt (no additional chemicals allowed to melt snow/ice). If tenant cannot maintain the grounds, an outside agency will be paid to maintain the grounds, and that bill will be added to rent. Tenant is responsible for replacing light bulbs, patching paint, removing stains from concrete/floor/grout/carpet, and repairing any and all damage incurred to the property beyond normal wear and tear. Tenant is responsible for testing fire alarms, CO detectors monthly, in addition to ensuring fire extinguisher is within reach in kitchen. Tenant is responsible for paying for a full professional cleaning upon move-out, with receipt provided. One car parked in driveway. Must not block other space of driveway/garage. Parking on Bijou allowed, but not encouraged (due to reckless nighttime drivers). Quiet hours between 9p-6a. Crypto mining and EV charging not allowed. Tenant responsible for damage incurred from emotional support or disability animals. Tenant must secure rental insurance up to $190,000 for damages, and this must be presented to owners within 1 week of move-in, and upon request thereafter. Repairs/post move-out cleaning (if not done by tenant) will be deducted from security deposit. Exempt residential agreement requires 5 days notice in regards to "Demand for Compliance or Right to Possession Notice", due to lease violation, per HB19-1118 (see JDF101).
