Any unauthorized subleasing or assignment will be considered a breach of this agreement and may result in termination of the lease and/or eviction. 6. Use of Premises The townhouse shall be used solely as a private residence for the Tenant(s) listed in the lease agreement and their immediate family, as approved by the Landlord. The Tenant shall not use the premises for any illegal, commercial, or other non-residential purposes. 7. Maintenance and Repairs The Tenant agrees to keep the townhouse in a clean, safe, and sanitary condition and to promptly report any damages, defects, or needed repairs to the Landlord. The Tenant is responsible for any damages caused by their negligence or willful acts, beyond normal wear and tear. 8. Pets No pets are permitted on the premises without prior written consent from the Landlord. Unauthorized pets may result in additional fees or termination of the lease. 9. Alterations The Tenant shall not make any alterations, additions, or improvements to the townhouse (e.g., painting, installing fixtures, or structural changes) without prior written consent from the Landlord. Any approved alterations must be completed in a professional manner and comply with local laws and regulations. 10. Compliance with Laws The Tenant agrees to comply with all applicable federal, state, and local laws, ordinances, and regulations, as well as any homeowner association rules, if applicable, during the term of the lease. 11. Termination Upon expiration of the lease term, the Tenant shall vacate the premises and return all keys to the Landlord. Early termination by the Tenant may result in forfeiture of the security deposit and/or additional penalties, subject to applicable state laws. The Landlord may terminate the lease for cause, including but not limited to non-payment of rent, violation of lease terms, or illegal activity, with notice as required by state law. 12. Landlord's Right of Entry The Landlord may enter the townhouse with reasonable notice (at least [ 24 hours]) to inspect the premises, make repairs, or show the property to prospective tenants or buyers, except in emergencies where immediate access is required to prevent damage or harm. 13.
