2. Income:

Tax returns for self-employed applicants
Bank statements, Social Security, or other verifiable income sources
Excessive financial obligations exceeding 20% of income (excluding rent) may disqualify.
3. Employment Verification
Employment or income sources will be verified via employer or agency contact.
4. Credit score:
A credit report will be reviewed as part of the screening process to evaluate patterns of financial responsibility. Credit scores are not used as the sole basis for approval or denial. Housing-related judgments, evictions, or unpaid debts may affect eligibility. Generally look for a credit score 700+
5. Applicants with fewer than 2 years of rental history will still be considered. Positive references from prior landlords are preferred, but alternative forms of verification may be accepted. No prior evictions or unlawful detainer actions in the past 7 years.
6. Pets
Pets considered on a case-by-case basis and must be disclosed in the application.
Aggressive breeds or animals with a history of property damage or aggression may be declined.
Service animals and emotional support animals are not considered pets and are accepted without fees in accordance with the law.
7. Viewing Requirement
Applicant must view the unit in person or via approved virtual showing before lease signing.
8. Application Process
Applications will be processed in the order received.
Non-refundable application fee: $35 per adult. (you will pay through this when applying through zillow rentals)
