Bike to downtown, U. of A., PCC, or Banner, or work from home in comfort. Listed price assumes one tenant - and there are rent discounts available such as for sharing a wi-fi signal with rear, occasionally used, guest casita. The house features a small 'home office' overlooking the backyard, great for a student or someone working from home. Home will be rented unfurnished. Appliances included: Gas stove/oven in a sizable kitchen with ample refrigerator; a central evaporative (i.e. swamp) cooler and two wall AC cooling units, and a gas fireplace insert for heating; it has a greywater system from the shower to the yard (so biodegradable shower products are important). Washer/dryer is outside and shared with detached casita. The backyard includes drought-tolerant plants and trees and passive rainwater collection basins, which plant nerds might especially appreciate. One off-street parking spot included. The owner appreciates good communication above all else, and is invested in the home and landscape on the property. The owner lives out of state, but will visit several times a year and will stay in the guest house (casita) in the backyard, as may his friendly guests from time to time throughout the year, with plenty of notice to the tenant. Everyone shares the yard. There is no rental management company and owner is responsive and friendly. Open to all. Plant nerds and landscapers especially encountered to reach out. I am not asking anyone to fill out a zillow application and pay credit check fees. Please say something about yourself in a message to me. Imagine that I may have gotten a lot of requests. In fact, "Is it still available?" and "I'd like to schedule a viewing" are not sufficient and won't get a response. I prefer you do not hit the request a tour button; I haven't figured out how to turn off that feature. Tours will be for those who I have had some positive communications with. Potential dealbreakers: There are stairs leading up to the house in front and rear; many rooms are wall-to-wall carpeted; the house is about a mile from the train tracks (beware, light sleepers); there is no bathtub and the bathroom is reached only through the bedroom. Tenant pays electricity, gas, and establishes own internet etc. Additional lease terms will apply.
