This beautiful house was built in 1997 by Quaker Homes, the great Washington, D.C. area home builder. The model name is "The Charleston." It is a wonderful example of true Federal architecture, with its formal balance, aged brick & mortar, keystones, and Palladian window. Highlights: • 2 gas fireplaces with remote controls; one wood burning fireplace. • Bricks used in the hearth & chimney breast in the family room match the distinctive aged bricks used on the exterior of the house. • Basement game room with refrigerator, sink, and custom-built, solid oak bar. • Separate library with custom-built floor-to-ceiling bookcase cabinets, and French doors. • Third/bedroom level laundry room. • A 30-year GAF roof; put on the house one year ago. • 2-zone HVAC: The upstairs unit was replaced with a Carrier unit less than a year ago, and the downstairs one was replaced, also with Carrier, less than 4 years ago. • The HVAC system has been serviced and maintained by Cropp-Metcalfe, twice a year, for 24 years. • State of the art in-ground irrigation system put in 4 years ago. Controls can be seen in the garage. You may notice a white wire attached to the east front side of the house. That is a sensor that overrides your watering schedule in case of recent rainfall. More highlights: • The deck looks out over a wildlife preserve where deer, fox, osprey, and bald eagles live. You'll become especially attached to the eagles. They mate for life. In the winter, after the leaves have fallen, you can see their nest, high up in a tree. It's as big as a king-sized bed. • We also frequently had a pair of fox sit politely on the grass nearby, watching us when we cooked out on the deck in the summertime. We will miss them. • The osprey soar outside the back door and fish in the Occoquan River. Invest in a pair of binoculars. You'll get a lot of use out of them. • The lot this house sits on has an easement on the south side, making the lot slightly larger than it would have been otherwise. Historical Tidbits: • The name "Potomac Path Drive" comes from the path along the Potomac River that Washington and his Army took to Yorktown during the Revolutionary War. • Captain John Smith traveled by boat from Jamestown to explore the Occoquan River. In his diary he described the lush beauty of the landscape and vast quantities of fish and game in this area. • The location of an ancient ferry and wooden bridge from which the town of Woodbridge derives its name is marked by an iron railroad bridge over the Occoquan River. You can see it if you look to the left out of the Master Bedroom window. Addenda: • The kitchen counters are top-of-the line Formica with a custom edge. They are undamaged, and still look very good. The owners resisted the decades-long trend of granitizing all kitchen counters, so the Formica remains. In recognition of the trend however, they have decided to offer its new owners, with a full-price offer, a $10,000 counter allowance, so they can make that change themselves. If the new owners don't want to change the counters, the $10,000 is theirs to keep. • We have installed a remotely controlled digital entry lock on the front door. It’s not beautiful like the original! We will replace the original solid brass entry set when the house is sold. • The Vector security system can easily be transferred to you, should you want that. • There is a Crepe Myrtle tree in the front yard that we had pruned back recently. It may look a little sparse right now, but it will fill out nicely next spring. • We are happy to cooperate with a realtor if you have one. Have them contact us before you schedule your showing. • The single-family homes on the river side of Potomac Path Drive have always been in high demand. The supply of them is small. Interest rates are extremely low right now – often under 3%. That can't last. If you ever thought you might own one of the flagship houses in wonderful Belmont Bay, this is your time.
