Smoking Policy: Smoking of any kind, including tobacco, cannabis, or vaping, is strictly prohibited within the premises, including balconies, patios, and any other areas under Tenant's control. Pets: The Tenant is permitted to keep up to two (2) domestic cats in the premises. The Tenant shall be responsible for any damages or additional cleaning required due to the presence of pets. Pet Deposit / Fee: Any damage caused by pets will be deducted from the security deposit. If it exceeds the security deposit amount, additional cost will be based on the repair required. Noise and Nuisance: The Tenant shall not cause or permit loud noise or disturbances that may interfere with the quiet enjoyment of neighboring residents. Cleaning / Condition of Premises: Tenant agrees to return the premises in clean and good condition, subject to normal wear and tear. Any additional cleaning required beyond the paid cleaning fee may be deducted from the security deposit. Violation of Smoking Policy: Any breach of the smoking policy may result in additional cleaning fees, deodorizing charges, or termination of tenancy. Move-In / Move-Out Fee: The Tenant shall be responsible for paying any move-in and/or move-out fees charged by the Strata Corporation or Building Management. The Tenant must arrange booking of the elevator (if required) in advance and comply with all strata rules and procedures related to moving.
