Maintenance and Repairs: Tenant shall keep the premises clean and in good condition, promptly reporting any needed repairs to the Landlord. Tenant shall be responsible for damages caused by negligence or misuse. Utilities: Tenant shall be responsible for payment of [list utilities], while Landlord shall provide [list utilities included]. Alterations: Tenant shall not make any alterations, improvements, or additions to the premises without prior written consent from the Landlord. Subletting and Assignment: Tenant shall not assign this lease or sublet any part of the premises without prior written consent of the Landlord. Entry by Landlord: Landlord may enter the premises with reasonable notice (typically 24 hours) for inspections, repairs, or to show the unit to prospective tenants/buyers. Default: Failure to pay rent or comply with any term of this lease constitutes default. Landlord may terminate the tenancy in accordance with applicable laws. Utilities: The Tenant shall be responsible for arranging and paying for all internet and electricity (Hydro) services to the premises. Cleaning Fee: Upon termination of this lease, the Tenant shall pay a one-time cleaning fee of $200 to cover standard move-out cleaning expenses. Smoking Policy: Smoking of any kind, including tobacco, cannabis, or vaping, is strictly prohibited within the premises, including balconies, patios, and any other areas under Tenant's control. Pets: The Tenant is permitted to keep up to two (2) domestic cats in the premises. The Tenant shall be responsible for any damages or additional cleaning required due to the presence of pets. Pet Deposit / Fee: Any damage caused by pets will be deducted from the security deposit. If it exceeds the security deposit amount, additional cost will be based on the repair required. Noise and Nuisance: The Tenant shall not cause or permit loud noise or disturbances that may interfere with the quiet enjoyment of neighboring residents. Cleaning / Condition of Premises: Tenant agrees to return the premises in clean and good condition, subject to normal wear and tear. Any additional cleaning required beyond the paid cleaning fee may be deducted from the security deposit. Violation of Smoking Policy: Any breach of the smoking policy may result in additional cleaning fees, deodorizing charges, or termination of tenancy. Move-In / Move-Out Fee: The Tenant shall be responsible for paying any move-in and/or move-out fees charged by the Strata Corporation or Building Management. The Tenant must arrange booking of the elevator (if required) in advance and comply with all strata rules and procedures related to moving.
