Security Deposit Refund: The full security deposit shall be refunded to the tenant at the end of the tenancy, provided the following conditions are met: No damage beyond normal wear and tear has occurred. Utilities Included: The monthly rent of $1,700 includes base rent and partial coverage of utilities, as outlined below. The Landlord agrees to pay for water and trash disposal services in full. The Landlord will also provide a monthly credit toward electricity and natural gas usage as follows: Electricity (Southern California Edison): Up to a maximum of $100.00 per month Natural Gas (SoCalGas): Up to a maximum of $40.00 per month The Tenant(s) acknowledge and agree that any charges exceeding these monthly caps shall be the responsibility of the Tenant(s) and will be added to the following month's rent payment. The Landlord will provide a copy or summary of the applicable utility bill(s) reflecting overages prior to billing the Tenant(s) for the excess amount. Failure to pay the excess utility amount when due shall be treated as unpaid rent under this Lease and may be subject to late fees. The Tenant(s) shall use utilities responsibly and notify the Landlord promptly of any leaks, damage, or other issues that may cause abnormal consumption. Intentional misuse or waste of utilities may be considered a violation of this Lease.
