Room details
The property is situated on a peaceful lake and features three bedrooms and two bathrooms.
As a tenant, you'll have access to all shared areas, including the kitchen, living room, laundry, and bathroom. You will be renting Room #2 and will have a designated parking spot.
Utilities are included in the rent, provided the total monthly usage remains within the average of $250 per month. To help keep utility costs low, we kindly ask that you turn off lights and the AC when your room is not in use.
Trash should be placed in the green bin located on the left side of the house.
Smoking, vaping, and drug use are strictly prohibited on the property. Guests are welcome but may not stay more than two consecutive nights or two nights total per month.
Conveniently located across the street is a park featuring a walking path, tennis courts, basketball court, and a community center perfect for recreation and outdoor activities.
The tenant is responsible for all damages incurred during the duration of the lease.
No Additional Roommates
Only the approved tenant listed on the lease may occupy the room. Subleasing or bringing in additional roommates is not allowed.
No Smoking, Vaping, or Drug Use
Smoking, vaping, and the use or possession of illegal substances are strictly prohibited on the property, both indoors and outdoors.
Respectful Noise Levels
Please keep noise to a minimum, especially during quiet hours (10 PM to 8 AM). Be considerate of other tenants at all times.
Cleanliness & Shared Spaces
Shared areas (kitchen, bathroom, living room, laundry) must be kept clean and tidy after each use. Do not leave personal items or trash in common spaces.
Utilities Usage
Utilities are included up to an average of $250 per month. To keep usage within this limit, please turn off lights, appliances, and AC when not in use.
Trash Disposal
Trash must be placed in the green bin located on the left side of the house. Recyclables should be separated appropriately if applicable.
No Overnight Guests Beyond Limit
Guests may not stay more than two consecutive nights or more than two nights total per month. All guests must be approved by the landlord in advance.
Designated Parking Only
Tenants must park only in their assigned parking spot. Do not block driveways or other tenants' vehicles.
No Alterations
Tenants may not paint, install fixtures, or make alterations to the room or property without written approval from the landlord.
Pet Policy
No pets are allowed unless explicitly approved by the landlord in writing.
Secure the Home
Always lock doors and windows when leaving the property. Report any maintenance or security concerns immediately.
Respect Property and Others
Treat the home and fellow tenants with respect. Harassment, discrimination, or disruptive behavior will not be tolerated.
This is a month to month lease. The Payment Schedule is included below.
