The Unit nor any part of the property shall be used for carrying on any business or trade. 3. Vehicles parked on the property must be in good working order and licensed. Tenant and/or guests shall NOT park in or block the driveway. 4. Tenant is permitted a grill in the back yard (it must be 6 ft. away from any structure) 5. No trailers or machinery is allowed to be parked or stored on the premises. 6. Tenant shall NOT SMOKE in the Unit or on the property. This applies to the Tenant's family and visitors. This includes tobacco, marijuana, and Vaping. 7. Waterbeds, hot plates, and fueled heaters are NOT permitted. 8. Antennas or satellite dishes are NOT permitted. (without Landlords permission) 9. NO installation of cable without the permission and presence of the Landlord. 10. NO TV's shall be mounted to the wall. 11. Tenant shall NOT paint the Unit. (without Landlords permission) 12. Tenant shall NOT move/remove/tamper with/remove batteries of smoke, carbon monoxide or temperature detectors. 13. Tenants shall NOT change the locks to the Unit. CONDITION OF PREMISES Landlord agrees to provide kitchen appliances, including: refrigerator, microwave, microwave stand, stove, 32 inch TV w/ remote, TV Stand, Roku w/ remote, fire extinguisher & emergency fire ladder. These appliances/items must remain at the Unit at the end of the agreement. Landlord agrees to provide: gas, electric, water, sewer, trash pick-up, and Wifi. Landlord agrees to maintain a comfortable living temperature (68-78 degrees). It is the responsibility of the Tenant to inform the Landlord if the temperature needs adjusting. Landlord agrees to maintain lawn. Tenant shall be responsible for clearing any snow/ice from all the sidewalks in the front yard and from their designated parking spot. Tenant shall be responsible for taking trash bin (located on East side of building) to curb and returning it to its designated spot in a timely manner. Tenants shall not sublet this Unit. Tenant shall not keep or have in or around the Unit anything of that is dangerous, flammable, or explosive in nature. This includes fireworks and unlicensed firearms. Tenant will keep and maintain the Unit and appliances in good and clean condition. Tenant agrees to promptly notify Landlord in the event of any damage or repair needed in the Unit, on the property, or the failure of any of Landlord's appliances, roof, or mechanical systems, and Landlord shall repair or replace in a timely manner. Tenant shall keep no living animals in the Unit or on the property. Landlord or Landlord's agents have the right, with a 24 hour notice, to enter the Unit for the annual inspection of the premises and/or making any repairs as required under this Lease.
