Smoke and Drug-Free Environment: For the health and safety of all our guests, the home is strictly non-smoking and drug-free. This includes cigarettes, cigars, pipes, e-cigarettes, and any recreational drugs. Violations will result in contract termination without refund. Party Policy: To maintain a serene atmosphere, we kindly ask to limit gatherings to no more than 6 people and refrain from hosting parties Pet policy: A separate non-refundable pet deposit of $300 is required for dogs, plus a $50 a month fee. (cats on a case by case basis). We are pleased to allow our residents the comfort of having dogs in their homes under the following conditions. Our aim is to ensure a harmonious environment for all. 2. Permission for Dogs Eligible Pets: Only well-behaved dogs are permitted under this policy. Approval Required: Each dog must be approved by management before residing in the property. Approval is based on the dog's temperament, behavior history, and size. 3. Behavior Requirements Noise Control: Dogs must not be prone to excessive barking or noise-making. It is essential to maintain a peaceful environment for all residents. Friendly Nature: Considering the shared yard, dogs must be sociable and non-aggressive towards other animals and people. Aggressive behavior is not tolerated. 4. Outdoor Time and Supervision Yard Usage: The yard is a shared community space. Dogs may not be left outside unattended for extended periods. This is to prevent excessive noise and to ensure the safety and comfort of all residents and pets. Waste Disposal: Owners are responsible for the immediate and proper disposal of their pet's waste. Property Care: Owners must ensure that their dogs do not cause damage to the property, including landscaping and communal areas. 6. Noise Complaints and Lease Termination Handling Complaints: Noise complaints related to barking or other dog noises will be taken seriously. Owners will be notified of any complaints and expected to address the issue promptly. Grounds for Lease Termination: Continuous noise disturbances or failure to comply with this pet policy can be grounds for termination of the lease agreement. Any domestic violence complaints may be grounds for terminating lease as well. This decision will be at the discretion of the management, following an investigation of the complaints.
