    This is not a normal rental agreement...please read the entire description. Open House: August 8 from 5 to 7 pm 20 acres, with 10 acres of established permaculture wonderland, looking for caretakers, business partners, and people who want a wonderful place to live. Home for rent is 2 or 3 bedrooms. The 2 bedrooms and bonus room with bathroom are on the second floor. The first floor has an open-plan living, dining, kitchen, and access to the large utility room which has a second kitchen, laundry and bathroom. The house can be partially furnished or not furnished. The property sits on 20 acres, 10 of which we have been regenerating for the past 10 years. Rental of the home comes a credit of rent (Rent is $3000, with $1000 credit, monthly rent $2000) for the work required in watering, mowing and general care of the property. Great tenants would be self-starters, handy with tools, have some knowledge of general maintenance, animal lovers, someone with a stay at home job, and ideally a history or passion for woodland revival or some knowledge of Permaculture Principles. Property is also used as a Hipcamp location. We have a school bus, airstream, tiny trailer, glamping trailer and tent spot, that are rented out short-term. Hipcampers use the bathroom in the back utility room of the house. There are large barn-doors that separate the back room from the rest of the house. Tenants would be responsible for turning over the camp locations to ensure they are clean and ready for the next guests. Tenancy comes with a revenue share of the income made from Hipcamp activities. The property is listed as clothing-optional in Hipcamp. We would prefer to keep it that way, although we would consider changing it for the right tenants. We built the house from the ground up ourselves and there are aspects that remain unfinished. While it doesn't bother us, we realize it might be a problem for some. The unfinished portions of the space do not affect it's livability. With the cooperation of the Tenant we intend to complete the house as time and funds allow. The Homeowners spend most of their time in Mexico or elsewhere and return in the summers and other times occasionally. They would reside at those times in their tiny house on the property. During those times, they would be very active in helping with work to be done, which would free up time for the Tenant during the summer months. There is very little work to be done in the winter months, historically it has amounted to a few days or snow-shoveling to get around. The house has hydronic heating in the concrete slab, which means heated floors at ground level and the bathroom floor is electrically heated. The bedrooms have wool carpeting. There is a pellet stove for additional heating in the living room. The house is designed to take advantage of the incredible views, and features very large windows. There are no blinds or curtains by design. Should a Tenant require that level of privacy, we would need to discuss. There are three large ponds, and two medium ponds on the property, therefore risk involved. The Tenant should be mindful of the inherent dangers of these areas in summer when they are full and winter when they freeze over. There is an abundance of wildlife, including a variety of snakes, most being harmless but Rattlesnakes can be found in areas. The wildlife on the Property is not for sport. The Tenant should understand the importance of every creature and respect their presence. This is an island of abundant greenery and life surrounded by very dry, high desert. No other property in the area has this protection from wildfires. The Tenant should understand that The Kittitas Valley is very windy at times, and this property lies downwind of the Kittitas Valley Wind Farm. Relief from the wind increases yearly as the Trees gain height and acreage, and there are windless areas to be found on the property. This land was an empty parcel burnt to the ground without a single living thing left behind after the Taylor Bridge Fire. Everything you see has been either planted or built by hand, by the owners themselves. It is an organic space, it has had no fertilizers or pesticides on site since it was purchased in 2012. Food grown here, or animals raised here could be certified Organic. The land could benefit from responsible livestock management, and is four-strand, barbed wire fenced on the entire perimeter, and gated. The Owners raised alpacas, chickens, pigs, and goats that free-ranged entirely, without any loses to predators or downed fences. The very long driveway and placement of the House ensures complete privacy, and quiet, despite its convenient access off Highway 97. Initial lease duration would be month to month (negotiable), once tenant and homeowner decide it's the right arrangement, we can sign a 1 or 2 year lease. Everything is negotiable for the right tenants. Pets are permitted with a $500 pet damage deposit. Tenant is responsible for utilities. When homeowners are present they will pay 1/2. Electric: approximately $180 (in summer) and $400 (in winter). Internet: $100 per month Garbage: $20 per month Propane: Range only - 120 Gallon tank lasts over a year with normal use. Pellets: Dependent on frequency of use. Owners use approx. 40lb bag per week. Stove is not necessary to warm the house, only used as a booster. Often only used in the evening at lowest setting and mornings for an hour or two on low. Plowing of driveway: $200 (if it needs to be outsourced), there is an attachment for snow removal on the John Deere lawnmower for lighter snowfall. There is a $1000. rent credit for watering, mowing and general maintenance. Hipcamp profit is split between tenants and homeowners (in the winter, very slow, in the summer this could be an additional credit to rent of $500 - $800 dollars). There are two dogs and two cats who live on the property already and will stay, we pay for their food and vet bills. There is no cigarette smoking permitted on the property. Indoors or outdoors. No hunting or BB guns allowed. Plastic pellets have sickened our animals and are impossible to recover. BB's, Bullets and shell cases would be considered littering, and littering on the property is forbidden. Tenant would install a Firearm/gun safe at their expense if they had any firearm onsite. Tenant would be mindful of Fire-bans, which include charcoal grilling. Tenant would be mindful of the general Chemical, Herbicide, Pesticide ban. No Round-up. There is room for household pesticides to control yellow- jackets and such.
